1. The greenway easement on TMPs 61 -183 and 61 -183A must be 30ft wide per the
proffers from the Treesdale rezoning plan.
(Rev. 1) Comment has been addressed.
2. The greenway easement must be extended to meet the greenway easement on the
Stonewater plat.
(Rev. 1) Comment has been addressed. The portion of the path in question has
been removed.
3. The drainage easement for the swale north of the Stonewater cul -de -sac should be 20ft
wide, not loft.
(Rev. 1) Comment has been addressed.
4. The greenway easement may need to be delineated through the SWM easement. The
SWM easement does not double as an easement for the greenway in addition to SWM.
(Rev. 1) This comment does not need to be addressed at this time. However, when
the other half of the greenway easement is provided in a plat before the final site
plan approval of the Treesdale property, the greenway easement will need to extend
through the SWM facility easement.
5. There has been some discussion regarding the path's compliance with the approved
rezoning plan. If is determined that the path needs to match the rezoning plan, a
revision to the Stonewater plan will need to be submitted to reflect this change.

Re: SUB200800253 Stonewater Subdivision Greenway Easement
The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable
reference to the Albemarle County Code.
The location of the greenway easement, as proposed, cannot be approved. The application plan
proffered with ZMA200400022 shows the greenway easement located more towards the southern
property line in the area west of the proposed stormwater management area. The location shown on
the application plan was reviewed and discussed during the rezoning process and a variation is
required to change the location (Please see email from John Shepherd, dated 11114108, attached).
Additionally, the application plan shows a "tree preservation area" immediately adjacent to TMP
61A -4, Parcel A. The proposed plat shows the easement relocated through the tree preservation area
and closer to the Village Square neighborhood. Staff acknowledges that the proposed location has
been moved closer to the Village Square neighborhood in order to take advantage of less steep slopes.
In order to approve the location of the proposed easement on TMP61 -183, 183A, a variation to the
application plan is required. Please submit a request for a variation. For more information, please
contact Elaine Echols in the Planning Department, 296 -5832, ext. 3252.
2. Please note that AHIP is currently in the process of revising their site plan for the Treesdale project.
They anticipate that due to critical slopes, engineering, and retaining wall requirements the revised
site plan will eliminate the connection from Treesdale to the greenway trail as it is currently shown on
the application plan. Instead, they plan to show a connection to the greenway trail from an area of
their property that is closer to the proposed Stonewater Lane. Because the revised site plan has not
been submitted, you cannot address the location of that connection at this time with this easement plat.
Therefore, the site plan for Treesdale will provide the easement connections necessary (a variation of
the application plan will also be required for this).
3. Please remove "Reserved for street dedication (40' R/W)" from the plat, as Stonewater Lane is
designed to be a private street; it cannot and will not be a public street.
4. Proffers from the rezoning of the AHIP property (TMP 61 -183, 183A) require the greenway trail
easement shall be 30'. Please revise the plat to provide a 30' easement.
[Sec. 14- 302A2] Vicinity Map. COMMENT: This section requires the vicinity map be provided at a
scale of 1'= 2000'. Please revise the map.
6. [Sec. 14- 302B1] General Information. COMMENT: Please provide the scale on each sheet.
7. [Sec. 14- 302B5] Zoning Classification. COMMENT: Tax map parcel 61- 183,183A were the subject
of a rezoning. Please provide Zoning Map Amendment (ZMA200400022) information on the plat.
