HomeMy WebLinkAboutSUB200700145 Review Comments Final Plat 2009-02-020 AL IRG1, County of Albemarle Department of Community Development MEMORANDUM To: David Mitchell via fax: david @southern- classic.com From: Summer Frederick, Senior Planner Division: Zoning and Current Development Date: February 2, 2009 Subject: Fairhill Estates — Final SUB2007 -145 The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of the subdivision plat referred to above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances (Chapter 14 of Albemarle County Code) unless otherwise specified.] 1. [Sec. 14- 302(A)4, 14- 302(A)5] Please list deed book and page numbers for all previously recorded private and public easements, including those for drainage, access, utility, etc. 2. [Sec. 14- 302(A)8, Sec. 14- 303(D), Sec. 14- 303(E)] Please provide dimensions of proposed lot boundaries. Also, please change column title of second column in chart of cover sheet from "Square Footage" to "Acreage ". 3. [Sec. 14- 302(B)10] Please clearly delineate the extent of the stream buffer and the 100 year floodplain on plat. 4. [Sec. 14 -314, Sec.14 -431 ] Please indicate if stormwater management drainage easements are to be dedicated to the County. If they are to be dedicated to the County, all deeds for such transaction must be submitted for review and approval of the County Attorney's office prior to signature of final plat. 5. [Planning Commission approval condition, letter dated 05.02.20061 Finalized deed of easement for preservation tract must be signed.
