The plans can be approved once the following changes /corrections have been made. Final Site Plan (SDP200700116) 1. The Tax Map Parcel Number is incorrect on the Title Sheet, it should be 49D. Rev 1: Comment has been addressed. 2. This plan should be stamped & signed by a licensed professional. [18- 32.6.1] Rev 1: Comment has been addressed. 3. Please provide a date of the topographic information: All topography should be at least visually field verified by the designer within the last year. [ 18- 32.6.6] Rev 1: Comment has been addressed. 4. Please label all existing easements with deed book references. [ 18- 32.6.6] Rev 1: Comment has been addressed. 5. Existing improvements are difficult to see on the plans, please adjust the shading and relocate any overlapping text. Rev 1: Comment has been addressed. 6. It appears a guard rail is necessary around the proposed travelway in the south west corner. [18- 32.7.2] Rev 1: Due to site design changes, this comment is no longer applicable. New temporary construction and utility easements are shown in within the designated Tree Preservation Area. Will construction within these easements affect the tree preservation? Rev 1: Due to site design changes, this comment is no longer applicable. 8. Is there an existing access easement over the access road, or does it have a private right -of -way? The grading of the turn - around in the southern corner should be revised to crown the asphalt in order to direct flow to the two proposed filterras. The current proposed grading appears to direct flow directly into the sump inlet. Rev 1: Due to site design changes, this comment is no longer applicable. 10. Please show sight distance triangles at the entrance. Rev 1: Comment has been addressed. 11. Please show all existing and proposed easements, with labels and dimensions, on the site plan sheet. [ 18- 32.7.4] Rev 1: Comment has been addressed. 12. Please provide a VDOT designation for the proposed curbing on the site plan. [18 -4.12] Rev 1: Comment has been addressed. 13. If possible, please provide a sidewalk for access from the 4 proposed parking spaces in the front of the lot to the proposed building. Rev 1: Due to site design changes, this comment is no longer applicable. 14. Please label the existing streets with route numbers, street names and pavement and right -of -way widths on the site plan sheet. [18- 32.6.6] Rev 1: Comment has been addressed. 15. Please include all existing and proposed utilities (existing storm sewer, service lines) on the Site Plan. [18- 32.5.6.j, 18- 32.6.6.c] 16. Please specify on the plan that proposed slopes steeper than 3:1 will have low maintenance (not grass) ground cover. Drainage Profiles (SDP200700116) 17. Please provide profiles and stationing on the plan view of the proposed channels. Rev 1: Comment has been addressed. 18. It is difficult to see the existing ground on the profiles, please adjust the shading. Rev 1: Comment has been addressed. 19. Please show all utility crossings in the profiles, the proposed storm sewer crosses a proposed 6" waterline in the plan view. Rev 1: Due to site design changes, this comment is no longer applicable. 20. Please label all drainage structures with a VDOT designation in the profiles. Rev 1: Comment has been addressed. 21. The proposed storm sewer is tying into an existing pipe that is at a 22% slope, does this existing pipe have anchors? Rev 1: Due to site design changes, this comment is no longer applicable. Drainage Computations (SDP200700116) 22. Please remove the proposed improvements from the Pre - Developed Drainage Area sheet. The proposed improvements significantly alter the drainage areas to the existing drainage structures. Please provide pre and post - development calculations using the SCS method for the 12" culvert under the entrance, the existing grate inlet in the southern corner of the lot and its 18" outfall pipe, ST -1 and its existing 18" outfall pipe, and the existing 30" culvert under Hunters Way. (Please see attached PDF' s) Rev 1: Comment has been addressed. 24. Please include the pre- and post - development calculation for the 18" pipe from Inlet EX1 to Hunters Way. Water Protection Ordinance (WP0200700086) 25. A Water Protection Ordinance application including Erosion & Sediment Control and Stormwater Management plans must be submitted, reviewed, and approved prior to the approval of the Final Site Plan. Rev 1: Comment has been addressed, E&SC and SWM plans are included with this submittal. Erosion & Sediment Control Plan (WP0200700086) 26. Expand the limits of disturbance to include the water service line from the 3B Well Lot, unless this service line is existing. 27. The slope on the sediment trap embankment may not be steeper than 2:1 in the dry storage area. [VESCH] 28. Please specify the location of the sediment trap weir in the plan view on Sheet C6. Stormwater Management Plan (WP0200700086) 29. This submittal should include copies of manufacturer's approval of the plan for the filterras and the raintank. Rev 1: Due to site design changes, this comment is no longer applicable. 30. A stormwater maintenance easement is necessary around the bio- filter, its fore -bays and embankment. 31. Please submit a Stormwater Management Maintenance Agreement to the County. 32. It appears that half of the proposed site is not being captured by stormwater treatment facilities. Please propose more filterra units or redirect flow to those already shown on the plans. Rev 1: Due to site design changes, this comment is no longer applicable. Once these comments have been addressed, please submit 2 copies of the revised plans and reports to Current Development Engineering.
