Marotta, Senior Planner Re: SUB200800278 Jensen 2 -Lot, revised The Zoning and Current Development Division of the Albemarle County Department of Community Development will approve the proposed plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable reference to the Albemarle County Code. 1. [Sec. 14- 303A4] Private easements. [Sec. 14 -406] Remnants. COMMENT: Please re -label proposed 30' private street as a private street "easement" so as not to create a remnant parcel. 2. [Sec. 14- 302138] Yards. COMMENT: Please be consistent with labeling of yards- please label all yards on the plat or provide as a note on the cover sheet the yard requirements. Please label yards for Residue as well. 3. [Sec. 14-303S] Control points. COMMENT: Please provide control points. 4. [Sec. 14-309] Soil evaluations. [Sec. 14 -310] Health director approval of individual wells and/or septic. COMMENT: Soils work was submitted to the health department on 1/12/09. Because the lot line changes proposed do not affect the soils work or proposed drainfields etc... revisions will not be required to be submitted to the health department. The final plat cannot be approved until the health department director approves the submitted soil work. 5. COMMENT: Please make sure any references to the plat are updated in the maintenance agreement.
