HomeMy WebLinkAboutSUB200800298 Review Comments Final Plat 2009-02-20vIRGIN� County of Albemarle Department of Community Development Memorandum To: Steven Key (keyls @aol.com) From: Megan Yaniglos- Senior Planner Division: Zoning & Current Development Date: January 9, 2009 Rev 1: February 20, 2009 Subject: SUB - 2007 -298- Clark/Schuyler- Two Lot Subdivision The Planner for the Zoning & Current Development Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. This application should have been submitted as a Two -Lot subdivision, as it does not meet the requirements for a Rural Division. There is no additional fee, and no need to submit a new application, however, it was reviewed for the requirements for a Two -Lot Subdivision. The definition of a Rural Subdivision, for future reference, is each lot created is at least five acres in area, and each lot has at least two hundred fifty (250) feet of frontage on a public street. 2. [14 -316] Approval of entrance on public streets. All entrances onto a public street shall comply with Virginia Department of Transportation (VDOT) standards and be approved by VDOT. Please provide a letter stating such compliance and approval. 3. [14 -312] Location of existing buildings. Show all existing buildings within fifty (50) feet of the property line. Rev 1: According to the County GIS there is an existing house/building on the residue parcel for TMP 126 -44. Show this structure as it is within fifty feet of the property line. 4. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a private street maintenance agreement for the proposed private street for review and approval from County Attorney. A template for such an agreement is attached. Additional Comments: 1. [14 -302 (11)(6)] Tax Map and Parcel Number. Parcel `B" for TMP 126 -43 has its own TMP number which is TMP 126 -43A. Revise the note to the correct TMP. 2. [14 -404] Lot location to allow access from lot onto street or shared driveway. The County GIS indicates that there is an existing driveway and entrance to the north of the parcel. Show this existing driveway in its entirety. There can only be one entrance onto the parcel. This existing entrance must be closed prior to the signing of the plat. Also, a note needs to be added to the plat that states the entrance has been closed. Attached are the requirements for the closure of the entrance. Once the entrance has been closed, the planner will go to the property to verify the closure.
