Dear Mr. Faizy:
I have reviewed your resubmittal for the above - referenced project received December 30, 2008.
Outstanding issues that will need to be further addressed are shown in italics after the original
comment from the Staff Comment Letter of October 15, 2008.
Sign drawings of the multi- tenant, freestanding sign were not included with this latest
submission. Sign drawings of the 2 side panel signs at the business entrance were not
included with this submission. I am referring to the side panels that are a part of the 3 -panel
sign at the business entrance. The sign drawing, included in this submission, for the panel
sign at the business entrance states that it is non - illuminated; however, there are existing
lights on the sign structure. Revise the sign drawings for the 3 -panel sign at the business
entrance and the panel sign in the multi- tenant, freestanding sign to correspond with all the
design details in the installed signs, including text, colors, graphics, and lighting.
Comments: In this latest resubmission, the sign drawings for the left and right sign panels at
the building entrance show a "kabob" graphic between the 2 lines of text. The kabob graphic
was not on the existing right and left side panels reviewed and approved by the ARB on June
16, 2008.
Recommendations: Revise the sign drawings for the left and right sign panels, at the building
entrance, by removing the "kabob" graphic.
2. Sign drawings of the multi- tenant, freestanding sign were not included with this latest
submission. Provide a sign drawing of the panel sign in the multi- tenant, freestanding sign
reflecting the PMS colors used on that installed sign. The sign drawing of the middle panel in
the 3 -panel sign, included with this submission, states that the colors are vinyl Oracal 651
Standard Green and Red. These are not PMS colors. Black is also used on the sign but is not
referenced on the drawing. If a PMS number is not available for the green and red vinyl
colors, then provide a sample of each. Black does not have PMS color number and can
simply be referenced as "Black Text" on the drawing.
Comments: In this latest submission, sign drawings for the 3 -panel sign and the tenant panel
sign do not list the proposed colors with their PMS numbers. Vinyl Oracal 651 Standard
Green and Red are not PMS colors. Black and white do not have PMS color numbers and
can simply be referenced as "Black" and "White" on the drawing.
Recommendations: Revise all sign drawings to list all of the proposed sign colors and their
PMS color numbers. Since black and white colors do not have PMS numbers, they can simply
be listed as "Black" and "White".
Sign drawings of the multi- tenant, freestanding sign were not included with this latest
submission. The sign drawing, included in this submission, for the panel sign at the business
entrance states that it is non - illuminated; however, there are existing lights on the sign
structure. Revise the sign drawings to indicate that the multi- tenant, freestanding sign will
remain unlit. Provide lighting cutsheets of the existing sign lighting on the canopy at the
business entrance and indicate all options chosen. All external lighting in excess of the 3,000
lumens threshold shall be a full cut off style fixture. Revise the sign drawings to indicate that
the lighting shall be shielded so that it illuminates only the face of the sign and does not shine
beyond the edge of the sign.
Comments: In this latest submission, the sign drawings do not address lighting. The existing
3-panel sign at the business entrance has existing lights on the sign structure; however, this
is not noted on the sign drawing. The sign drawing for the 12" x 96" tenant panel sign does
not state that the freestanding sign will remain unlit.
Recommendations:
Concerning the 12 " x 96" tenant panel sign:
Revise the sign drawing for the 12 " x 96" tenant panel sign to include the following note:
"The multi - tenant, freestanding sign will remain unlit. "
Concerning the he 3 -panel sign at the building entrance:
Revise the sign drawing for the 3-panel sign at the building entrance to include the
following note:
"The existing 3 -panel sign is externally illuminated by lights mounted on the sign
canopy structure. These lights shall be shielded so they illuminate only the face of the
sign and do not shine beyond the edge of the sign. "
With your next submission, provide lighting cutsheets of the existing lights that illuminate
the 3-panel sign at the building entrance. Please be aware that all external lighting in
excess of the 3,000 lumens threshold is required to be a full cut off style fixture.
Please provide:
1. Two copies of revised drawings addressing the aforementioned comment.
2. A memo indicating specifically how the condition has been satisfied. If changes other
than those requested have been made, specifically identify those changes in the memo,
also. Clear, specific, and accurate information will facilitate the review of your submittal.
3. The attached "Revised Application Submittal" form. This form must be returned with
your revisions to ensure proper tracking and distribution.
When staff s review of this information indicates that all conditions of approval have been met, a
Certificate of Appropriateness may be issued. If you have any questions, please do not hesitate to
contact me.
