RE: SDP 2009 - 08 St Anne's - Belfield Lower/Middle School — Final Site Plan
Dear Mr. Gloeckner,
I have reviewed the final site plan for this project against the requirements of the Zoning Ordinance and
Special Use Permit Conditions. The plan lacks the following information which is required by the
ordinance. (The applicable section number is provided following each comment.)
1. Minimum setbacks from Tax Map 60, Parcels 57, 57A, 57B, 57C and 56 are not shown. This
significantly impacts the project. The proposed building locations do not meet the minimum
setbacks, in fact the property lines run thru the buildings. The plan cannot be approved until the
parcel boundaries are amended in such a way as to allow the buildings to meet setbacks. (32.5.6a)
2. The Tax Map number is not noted for the property. The parcel numbers are noted with the
exception of one but the tax map is not noted. The Tax Map number is "60 ". The one parcel that
is not noted is Tax Map 60, Parcel 56. (32.5.6a)
3. The plan notes that the zoning of the property is Rl . It is also zoned EC, Entrance Corridor
Overlay District. This additional zoning must be noted on the plan. (32.5.6a)
4. Widths of travelways are not shown. (32.5.61 and 32.6.6g)
5. Dimensions of existing improvements are not shown. (32.5.6n)
6. The plan notes that this is in the Jack Jouett district and in Virginia. The ordinance requires that
the plan note that the project is also in Albemarle County. (32.5.6a)
7. The present use of adjacent property is not noted. (32.5.6a)
8. Maximum acreage occupied by each use. This can be most easily accomplished by simply noting
the square footage of the existing and proposed buildings. (32.5.6b)
9. Maximum footprint (in square feet) and dimensions of proposed improvements. (32.5.6n)
10. Note that the parking requirement of 309 spaces was established by the Zoning Administrator in a
memo date May 12, 2008. This should replace note 15 on page 1 which references computations
that are not provided on the plan as stated by the note. (32.5.6b, 32.6.6a and 32.6.6g)
11. At the time of signing the plans need to be sealed, signed and dated by a professional engineer or
other individual licensed to prepare site plans. (32.6. 1)
In addition to the above revisions the plan cannot be signed until the following approvals have been
received.
1. Current Development Engineer approval. Max Greene is currently reviewing the plans and his
comments are attached.
2. Albemarle County Fire & Rescue Department approval. The plans have been forwarded to James
Barber.
3. ARB approval. The plan is under review by Margaret Maliszewski.

The Final site and road plan for St. Annes Belfield Lower/Middle School submitted on 10 February 2009
have received Engineering review. The plans can not be approved until the following conditions from
the preliminary approval have been adequately addressed.
1. 50' Stationing could not be found on the road plans that match the profiles. Please show the 50'
stations on the plan view.
2. Edge of pavement will be labeled (where there is no curbing) or place a note to clarify the areas of
curbing and no curbing on the plan sheet.
3. Please show and label all utility crossings on the profiles for verification of adequate placement
and separation. This is to include the road profiles.
4. Sight distances will be shown on all entrances in accordance with VDOT standards. This includes
the private entrances interior to the site.
5. All applicable notes supplied in the County Design Manual will be shown on the plans.
Please refer to the Design Manual minimum checklist for additional items required for final approval
before resubmittal.
