Marotta, Senior Planner Re: SUB2000900037 Bundoran (Lot I1) 2 -Lot The Zoning and Current Development Division of the Albemarle County Department of Community Development will approve the proposed plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable reference to the Albemarle County Code. 1. [Sec. 14- 302A21 Vicinity map. COMMENT: Please provide vicinity map at a scale of 1 "= 2000', as required by the ordinance. Also, please make sure the subject property shaded/featured in the vicinity map is accurate. 2. [Sec. 14- 302A3] Existing or platted streets. COMMENT: Please identify Hightop Drive as a private street on the plat. 3. [Sec. 14- 302A7] Existing and departing lines. COMMENT: The plat identifies the area immediately to the south and southwest of the subject property with two TMP #s, yet there is no property line shown between the two parcels. Please address this, and if necessary, provide departing line(s). 4. [Sec. 14- 302A10] Right of further division of proposed lots. COMMENT: This section requires a note be provided verbatim on the plat. Please provide such note, and be sure that the assignments are correct. It appears the note currently on the plat reversed the lots (Lot I1- D should be the lot using the 1 DR). 5. [Sec. 14- 302137] Reservoir watershed; agricultural forestral district. COMMENT: This section requires the plat state whether or not the property falls within these districts. Please provide notes on the plat. (NOT in an ag- forest and NOT in a water supply protection area.) 6. [Sec. 14- 302138] Yards. COMMENT: Please provide yard requirements on the plat, per the requirements of this section. 7. [Sec. 14 -303C, 14 -303E, and 14 -303I] Boundary lines, Dimension standards and information..., and Bearing and distance ties. COMMENT: Please provide bearing and distance information for lot line running north/south between the proposed lots. 8. [Sec. 14 -303Q] Water supply. COMMENT: Please provide note as required by this section. 9. [Sec. 14 -3035] Control points. COMMENT: Please provide control points as required by this section. 10. [Sec. 14 -309] Soil evaluations and [Sec. 14 -310] Health director approval of individual wells and/or septic and [Sec. 14 -416] Individual private wells and septic system. COMMENT: Please submit three (3) sets of soils work to this office, as final plat cannot be approved without Health Director approval. 11. [Sec. 14 -403] Lot frontage. COMMENT: Please confirm that both lots meet the minimum frontage requirements as set forth by the zoning district. (150' along Hightop Drive for Lot I1 -D and 50' for Lot I1.)
