Dear Mr. Melton:
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday,
March 2, 2009. The Board, by a vote of 5:0, approved the request, pending staff administrative approval of the
following conditions:
1. Revise the roof of the corner element to a parapet with additional decorative brickwork instead of a
gabled roof form. The revised drawing marked with the date 3/2/09 is acceptable. The revised design
is acceptable with or without a pediment.
2. Revise the site and architectural drawings to include the following note: "Mechanical equipment shall
not be visible from the Entrance Corridor."
3. In addition to revised elevations, provide a building section drawing to demonstrate that the windows
and roof "fit" and the roof won't be visible.
4. Include the Timberwood Blvd. street trees in the "bubbled" limits of the site plan amendment. Include
the three relocated Zelkovas in the "bubbled" limits of the site plan amendment.
5. Confirm that no site lights are to be installed in the area associated with the Building C amendment, or
provide a lighting plan as part of the amended plan that includes all information related to the
proposed site lights for the area of the amendment. Include all information related to proposed wall
lights on the lighting plan, as well.
6. Add the following note to the plan: "All site plantings of trees and shrubs shall be allowed to reach,
and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be
pruned minimally and only to support the overall health of the plant."
7. Cheek walls at site stairs shall follow grade and be constructed of the Carters Grove brick.
8. Handrail detail shall be submitted for approval.
The ARB also approved the following Comprehensive Sign Criteria for the building:
Type: Individual letters surface mounted to panels
Locations: Above first story storefronts as illustrated on the architectural elevations
Sizes: Letters: 12" to 18" tall; Panels: 2'6" tall x the length of the storefront
Colors: Letters: Gemini Ivory 2718; Panels (background): Benjamin Moore Cedar Path 454
Fonts: Helvetica, Optima, Roman, Times Bold
Illumination: None
Logos /Graphics: Logos and /or graphics shall not exceed 18" in height and shall be incorporated
as an integral part of the overall sign design in the sign panel.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing and an ARB approval signature panel.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting
the changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staff's review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
