The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [14-203] Application type. Per 14-212.16, the proposed plat does not qualify as a BLA. The plat will be reviewed
instead as a final plat. The difference in fees will be required. Planning or Application Services will provide more
information. Rev. 1: Comment withdrawn.
2. [Comment] Project ID. Remove the "SUB202300029" label from the title block on all sheets. That is the project ID for
the road plan. The project ID for this application is SUB202300063. Providing the project I Don the plat is not a
requirement for final plat approval. Therefore this information can be revised or removed depending on the
applicant's preference. Rev. 1: Comment addressed.
3. [14-302(A)(4-5)] Easements. Rev. 1: Comments addressed.
a. Per Sec. 20C.11.A.3, provide an easement to the County over the area designated as natural area on the
final site plan. The easement should be identified as a public access easement.
b. Identify the "new variable width access easement' over the intended vehicular travelway as a public
easement.
4. [14-302(A)(14)] Land to be dedicated. Revise the language on New Parcel 45-101B to state that the parcel is
"dedicated for public use". Rev. 1: Comment addressed.
5. [14-302(B)(8)] Yards. Provide the location of all required yards. This information may be shown graphically or
described in a note on the plat. Rev. 1: Thank you for providing yards in this revision, however, since the site plan is
not yet approved, the zoning for the parcels is not considered to be Rio29 Form -Based Code (FBC) yet so the
yards will need to be revised to reflect the current zoning districts of Neighborhood Model District (NMD) and C1
Commercial. Please revise the building standards and yards to reflect these two zoning districts accordingly.
6. [14-303(A)] Statement of consent. Revise the statement of consent language to read: "...following described land, as
shown...... Rev. 1: Comment addressed.
7. [14-303(H)] Monument. Provide a monument between curves C1 and C2. Rev. 1: Comment addressed.

8. [14-312] Existing buildings. Locate and label existing buildings in accordance with 14-312. Rev. 1: Comment
addressed.
9. [Comment] Reminder that revised plats must include the original date of drawing and the revision dates) of each
subsequent version of the plat.
10. [Rev.1] The revised plat locates and labels existing buildings in accordance with 14-312, per comment 8 above,
however additional changes are needed.
a. A one-story building resides in the area that is being dedicated as ROW. The building will need to be
removed prior to plat approval. The building does not meet the setbacks of the underlying zoning district
(C1) and generally acts in conflict with the ROW dedication to the County.
b. Please revise the label of the residential building located on revised parcel 45-100 to include language
indicating that the building will be removed.
11. [Rev.1] Provide the owner's address per 14-302(A)(15).
12. [Rev.1] When control point information is located between or near multiple monuments, it is not always clear
which monument this information is referencing. Please revise the plat to make the connection between the
control points and monuments easter to discern.

Section, has reviewed the above referenced plat as submitted by Old Dominion Map Company,
dated 2 August 2023, and find the following:
1. Approved road plans are required prior to final plat approval.
