The final site plan and water protection ordinance application for the Earlysville Business Park, received
by Current Development Engineering on April 7, 2009, has been reviewed. Current Development
Engineering has the following comments:
General Site Plan Comments
Please specify on the plans that all slopes 3:1 or steeper will be planted with low maintenance
ground cover, not grass.
REV 1: Comment has been addressed.
Road Plan Comments
VDOT approval of Driller's Lane is required.
REV 1: Comment has been noted.
Per VDOT Standards of Entrances to State Highways, the curb return radius of a commercial
entrance must be a minimum of 12.5 feet. The eastern entrance to the new parking lot is designed
with a radius of only 5 feet.
REV 1: Comment has been addressed.
4. The elevation of the intersection of Driller's Lane and Contractor's Lane contradict on the two
profiles.
REV 1: Comment has been addressed.
5. Steep grades between the proposed street intersection and the new parking lot do not provide for
the 1 ":1' required shoulder shown in the street section, please revise grading.
REV 1: Comment has not been addressed. Proposed steep slopes just behind back of curb
(between roads and new parking lot) do not allow for 4-foot shoulder shown in street section
detail.
6. Right -of -way dedication is required for the public and private streets.

7. Please provide a stub -out for access to TMP 31-21B at the intersection of Driller' s Lane and
Contractor's Lane.

Drainage Comments
8. Please provide the sizing computations for the outlet protection at the end of pipes A, C, and D.

Stormwater Management Comments
9. A full review of the stormwater management plans will be performed once a Water Protection
Ordinance Application has been submitted.

10. An analysis of the receiving channel on TMP 31 -21D and stream may be required to determine if
the requirements of MS -19 are being satisfied.
REV 1: Comment has been noted.
11. Project area (8.1 acres) does not match disturbed acreage (9.22 acres) in the Detention and Water
Quality Compliance tables.
12. The pre- and post - development peak flow numbers in the Detention Compliance table do not
match the pre- and post - development watershed calculations.
13. There is no number filled in for the Routed Peak Flow in the Detention Compliance table.
14. A site visit revealed that the proposed pond will release into a natural drainage swale that would
not be considered an adequate receiving channel. It is recommended that the pond be designed to
detain to a release rate that is less than the pre - developed peak flow.
Erosion & Sediment Control Comments
15. A full review of the Erosion & Sediment Control plans will be performed once a Water Protection
Ordinance Application has been submitted.

16. Grading on E &S Plan (Sheet 15) does not match grading on Grading Plan (Sheet 5).
17. The proposed stub -out to TMP 31 -21B is not shown on the E &S Plan.
18. Please show the location of the top soil stockpile.
19. Please show the sediment basin drainage area limits.
20. Directing all disturbed areas to the sediment basin with diversion dikes is preferred to protecting
large areas with silt fence.
Once these comments have been addressed, please submit 2 copies of the revised plans, calculations, and
narratives to Current Development Engineering.
