SUB 2009 — 00047 Johnson Property Final
The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of
the final plat referred to above once the following comments have been addressed: [Each comment is preceded
by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)6] Vicinity map. A map at a scale of one (1) inch equal to two thousand (2,000) feet showing the
property and its relationship with adjoining land and streets, its relationship with landmarks in the area and,
if the subdivision is a phased subdivision, all other phases of the subdivision for which a final plat has been
approved, in detail adequate to describe the location of the property without field review. Please draw the
vicinity map to a scale of (1) inch equal to two thousand (2,000) feet.
2. [14- 302(A)6]Alleys and shared driveways. The location and dimensions of all easements for alleys and
shared driveways. Show the proposed location of the driveway on lot A.
3. [14- 302(A)9]Building sites on proposed lots. The location, area and dimensions of a building site on each
proposed lot complying with the requirements of section 4.2 of the zoning ordinance. Please show the
building site locations for both lots (lot A and the residue).
4. [ 14-302(A) 121 Show the existing topography. Based on the Albemarle County GIS web, there are areas of
critical slopes on the property. Please show topography on the plat, and deliniate all areas of the property (s)
that have 25% slopes.
5. [14- 303.I]Bearing and distance ties. A definite bearing and distance tie between not less than two (2)
permanent monuments on the exterior boundary of the property and further tie to existing street intersection
where possible and reasonably convenient. Please show /delineate the bearing and distance ties on Dellwood
Road. The curve table on the front cover does not have corresponding symbols on Dellwood Road that
would help identify the corresponding bearing and distance ties.
6. [14-303.1] Control points. At least four (4) control points, evenly distributed across the property and located
at survey property corners, and shown on each sheet depicting the property. At the option of the subdivider,
the control points may be shown on a copy of the final plat, rather than on the original final plat. Please
provide at least four control points.
7. [14 -316] Provide proof of Virginia Department of Transportation approval of the entrance onto a public
street [ Dellwood Road].
8. [14- 402]Lot shape. Each lot within a subdivision shall be of a shape which provides a satisfactory and
desirable building site, and shall otherwise be at least the minimum lot width allowed by the applicable
provisions of the zoning ordinance. No lot shall contain peculiarly shaped elongations designed solely to
provide the required square footage of area or frontage on a street. Make sure that the proposed lot meets the
required 80' foot lot width for this zoning district. There are points where the proposed lot falls short of the
required 80' lot width required in the R2 zoning district.
