Nellysford, VA 22958 RE: SUB- 200900026 Turkey Run (Lots 20,21, 22) Dear Mr. Foster: As you are aware, there has been some delay in conveying the Site Review Committee (SRC) comments package to you. Comments were uploaded to County View on March 16t'; however I am now aware you do not have access to the internet to download them or for me to email them to you. In an effort to make sure you received them prior to the SRC meeting, I faxed a copy of the package to you on March 18U; unfortunately it was not received. And, no representatives for the project attended the SRC meeting on March 19'11; therefore comments were not conveyed at that time either. As the cover letter for the SRC package (attached) describes, revisions to the subdivision plat were due back to me by March 30ffi. Because you did not receive the SRC comments, you were not able to revise the plat and resubmit it by the deadline. However, because this item was not called up for Planning Commission review it can be administratively approved if all ordinance requirements are met. Therefore, this letter is to serve notice that the Department of Community Development has conditionally approved your application; however we cannot sign the final plat until the comments below are addressed. For your reference, the original SRC package is also attached. This conditional approval will expire on March 31, 2010; you must address all comments and obtain signatures prior to that date. Zoning & Current Development conditions to include: 1. [Sec. 14- 302A2] Vicinity Map. COMMENT: A vicinity map at a scale of 1' =2000' is required. 2. [Sec. 14- 302B7] Agricultural forestial district. COMMENT: Please provide this required information on the plat. (This property is NOT within and Ag/Forest district.) 3. [Sec. 14 -303Q] Public water /sewer. COMMENT: Please provide the note verbatim, as required by this section. 4. [Sec. 14 -308] Floodplain..COMMENT: Please revise callout that reads "See Subd. Plat" (for additional flood plain information) to more specifically refer to which plat it is referring... or, remove the reference and provide all required information on this plat. 5. [Sec. 14 -309, 310] Soil evaluations and Health Director approval of individual wells and /or septic systems. COMMENT: Health Director approval is required prior to final plat approval. Please submit three (3) sets of soils work to me for review, and be sure to include a to -scale drawing that shows the location of the drainfields on the proposed plat. It is helpful to the HD if you provide a minimum of 2 contour labels on the proposed drainfields. 6. [Sec. 14 -316] Approval of entrance on public streets. COMMENT: Thomas Ridge Lane is slated to be a public street, therefore VDOT approval of additional driveway entrances is required. 7. [Sec. 14 -3035] Control points.
