The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been
satisfactorily addressed. (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated bases upon further review.) Each
comment is preceded by the applicable reference to the Albemarle County Code.
1. [Sec. 14- 302A3] Existing or platted streets. COMMENT: Please clarify that County Fair
Lane is a previously approved private street (not part of this subdivision).
2. [Sec. 14 -302B 10] Stream buffers note. COMMENT: Please add required note to plat.
3. [Sec. 14 -303H] Monuments. COMMENT: Provide monuments and information as required.
4. [Sec. 14 -303N] Private street note. COMMENT: Please provide note as required.
5. [Sec. 14 -3035] Control points. COMMENT: Please provide control points as required by
this section.
6. [Sec. 14 -309] Soil evaluations and [Sec. 14 -310] Health director approval of individual
wells and/or septic and [Sec. 14 -416] Individual private wells and septic system.
COMMENT: Please submit three (3) sets of soils work to this office, as final plat cannot be
approved without Health Director approval.
7. [Sec. 14 -317] Instrument evidencing maintenance of certain improvements. COMMENT:
Please submit copy of approved maintenance agreement for private streets including
Carpenter Road.
