(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14- 302(A)4 & S and 14- 303(L)] Public & Private Easements — Please show any and all easements, public and private pertaining to this property, where applicable. 2. [14- 302(A) 9] Building sites on proposed lots. Please show the location, area and dimensions of a building site on each proposed lot complying with the requirements of section 4.2 of the zoning ordinance. The plat shall also contain the following note: "Parcel [letter or number] and the residue of Tax Map /Parcel [numbers] each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. " 3. [14- 302(B) S] Zoning classification. Please show the zoning classification of the property, including all applicable zoning overlay districts, proffers, special use permits and variances. 4. [14 -309] Soil evaluations & [14 -310] Health director approval of individual private wells and/or septic systems Due to the fact that TM &P# 86 —10 acreage is reduced below 5.00 acres (4.012 acres after boundary adjustment), the Health Department must approve the septic system. This may be accomplished by either supplying soil samples from an ASOE to the Health Department or, if the parcel has a dwelling on it, please supply the operations permit for the parcel showing room for a reserve drain field as the parcel is proposed to be divided. 1 5. [14 -416] Individual private wells and septic systems. A subdivision for which public water and/or public sewerage service is not reasonably available as provided in section 14 -414, and for which a central water supply and/or a central sewerage system is not authorized under section 14 -415, shall be served by individual private wells or septic systems having conventional drainfields, or both, and shall meet all requirements of the health department and be approved by the health director.
