Dear Mr. Ball:
I have reviewed your recent submittal for the above - referenced project, which included a material sample for
the dumpster gates and the following drawings with revision date of 3 -3 -09: A2.1, A2.2, C3, C4, CIO-13, C31,
C32, RW6, and P1. I have the following comments:
1. Proposed trees have been deleted from the Route 250 frontage. Trees are required at 35' on center.
Please revise the plan to show a consistent row of trees along the Route 250 frontage.
2. Based on the retaining wall details, there is approximately 2' of planting area between the retaining
walls. (The site plan shows about 4'.) The Rhododendron that is proposed for the retaining walls grows
up to 6' wide. I contacted Freeland & Kauffman and Kim Kauffman agreed that the Rhododendron
was oversized for this space. Kauffman recommended a dwarf Buford holly instead. Since talking with
Freeland & Kauffman, I have found several sources indicating that the dwarf Burford can grow to 6' x
6' or larger. Consequently, the drawings should be revised to provide an alternate shrub that will thrive
in the available area at the retaining walls, or the planting area should be increased to accommodate the
larger plants.
3. The display area is still not quite accurate. The southwesternmost display area shown on the plan
exceeds the area that was previously approved. I have attached a sketch that shows the previously
approved area. Revise the plans to show the correct display area and to delete "Existing Display Area"
notes that are misplaced.
4. The lighting plan shows excessive spillover at the property line along Route 250. The portion of this
spillover located east of the entrance to the site is caused by the existing "A" fixtures. Because the "A"
fixtures are not being moved or replaced, that spillover can remain. However, there is also spillover in
the entrance and west of the entrance. In these areas, spillover at the property line cannot exceed .5
footcandles. Please revise the lighting plan to correct this. I apologize for not catching this in the
previous set of drawings. The current set of drawings is clearer and easier to read.
5. Please indicate what "ED 17" means for the WD light fixture. Also, please indicate where the color
chosen for the light fixtures has been indicated in the plans. If the color hasn't already been included
on the plans, please add it.
Please provide:
1. One full set of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing and an ARB approval signature panel.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting the
changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
