Dear Mr. Ball:
I have reviewed your recent submittal for the above - referenced project, which included the following drawings
with revision date of 3- 24 -09: C3, C4, C31, C32, and P1. I have the following comments:
1. The lighting plan has been revised to address excessive spillover.
• The revised photometric plan has been calculated using an LLF of .72. The LLF must be 1.0
to meet ordinance requirements.
• It appears that the location of the light pole proposed on the west side of the entrance into the
site has been shifted, but two poles are shown in that area on the lighting plan. The lighting
plan should be corrected to show a single pole location.
• The lighting plan shows existing poles along the frontage, east of the entrance into the site. It
has been my understanding that those poles are not being moved or relocated. If that is not the
case, the drawings will need to be revised to correct the spillover in this area. If the poles are
not being moved or relocated, the drawings should be corrected and coordinated to clarify this.
2. The demolition and site plans have been revised to accurately show the previously approved vehicle
display area.
• The legends identify the previously approved display area as "existing display parking ".
Because the previously approved area falls partly on unpaved areas, the "existing"
identification is not accurate. To avoid future confusion, revise the "existing display parking"
note in the legend to read "Previously approved display parking area. With this plan, approved
display parking area is limited to on -site paved areas within the previously approved area."
• On the plan, Two "Existing display parking" notes have been revised to read "New customer
parking ". If new customer parking is proposed, the parking spaces must be delineated on the
plan. Note that in previous reviews, the northern area in question has been assumed to be a
travelway.
Please provide:
1. One full set of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing and an ARB approval signature panel.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting the
changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
