This letter must be submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be denied. A submission and review schedule is attached for your information. The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated applications and fees, may also be submitted with the eight (8) tentative Plans. Failure to do so will result in a separate application to be filed at a later date. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Community Development Department shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained. The final site plan shall not be signed until the following conditions are met: Zoning & Current Development approval to include: ❑ Please show at least one datum reference on the cover sheet, describing the bench mark and elevation. If the site is in a flood overlay district, United States Geological Survey vertical datum shall be used and/or correlated to the plan topography. Please verify that contour lines are correct and proposed grading is correlated to existing grade. [32.5.6 (a)] ❑ Please show the total number of sheets and date of drawing. (For example, "T.1 of XX Sheets" the revision date may be shown elsewhere on the sheet 5/15/09) [32.5.6 (a)] C: \i netpu b \wwwroot \cityvi ewlazerf fiche_ integration \tempdocholder\29794.doc ❑ Please show the owner, zoning, tax map, parcel number, and present use of the adjacent parcels. [32.5.6 (a)] ❑ You show a proposed drain field on Sheet C.3 and a 2" Sanitary Sewer Forced Main on Sheet B.1. You will be required to submit a soils report to the Virginia Department of Health for approval of your drain field and/or an easement across adjacent parcel(s) for the proposed forced main. [32.5.6 (j)] ❑ Please coordinate the width of the proposed sidewalk throughout the site plan with the five (5) foot width requirement of the Special Use Permit. [32.5.6 (o)] ❑ Please delete the contour lines and limits of disturbance in the area of the "Landscaping Schedule" on Sheet "C — 4 ". The excess contours and disturbance limits render the chart as being illegible. [32.5.6 (p)] ❑ The Architectural Review Board must be added to the signature panel. Engineering approval to include: ❑ The engineering review for current development needs to review and approve all applicable items as specified in the Design Standards Manual, before recommending approval to the final site plan. Albemarle County Service Authority approval to include: ❑ Approval of construction drawings for water service infrastructure, meters, easements. Please contact Gary Whelan at 977 -4511 if you have questions or require additional information. Fire & Rescue approval to include: ❑ Approval is subject to field inspection and verification. Please contact James Barber at 296 -5833 if you have questions or require additional information. VDOT approval to include: ❑ All accesses and roadways shall be designed in accordance with the current Subdivision Street Standards, The Minimum Standards for Entrances to State Highways and the Road Design Manual. I am including VDOT's comments for your convenience. Please contact Joel Denunzio at 293 -0014 if you have questions or require additional information. OTHER DEPARTMENT/DIVISION /AGENCY approval to include: ❑ Architectural Review Board Certificate of Appropriateness required prior to final site plan approval. Until all the criteria are met for each project, treated upon its individual merits, there can and will be no final approval of incomplete or inconsistent plans.
