County of Albemarle Department of Community Development Memorandum To: Brian Smith via email: bpspePa embargmail.com From: Summer Frederick, Senior Planner Division: Zoning & Current Development Date: August 20, 2008 Subject: SDP2008 -115 Forest Lakes Office Park - Final The Planner /Engineer for the Zoning & Current Development Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [SP94 -016] Established side setbacks are fifteen (15) feet. The southwest corner of the building seems to be located closer to the property boundary than fifteen (15) feet. Please correct. 2. [SP94 -016, condition (d)] Please provide evidence of a walkway to connect the existing walkways adjacent to the lake to the shopping area. 3. A parking modification must be approved by the Zoning Administrator in order to allow for current number of provided spaces. Such a request is currently under review. 4. [Sec. 18- 32.6.6(i)] Please provide a landscape plan meeting requirements of Sec. 18- 32.7.9. Such a plan is to include enough detail to allow for review with accordance to SP94 -016 condition (b) and (c). 5. [Sec. 18- 32.6.6(j)] If any lighting fixtures in excess of 3,000 lumens are to be located on site, please provide a lighting plan meeting all requirements of this section.
