The plans require the following items adequately addressed prior to final approval. A. Road and drainage plans (WP0200900019) 1. VDOT approval is required. Comments will be forwarded when received. [DM905] 2. Vicinity map will be 1:2000 scale. [18- 32.6.6] 3. Benchmark location, elevation, and datum required. An existing utility or other known position will suffice. [policy] 4. Date and source of the topographic information: All topography should be at least visually field verified by the designer within the last year [18- 32.6.6, 14 -302, Policy for date] 5. FEMA map and date references labeled for FEMA floodplain [Policy] 6. Label pavement widths on existing streets. 7. Label existing street names. 8. Street name sign and VDOT traffic control sign locations shown. 9. Pavement designs and details required. i. Label existing and proposed grade at each 50ft station point on profile. ii. Pipe and utility crossings shown and labeled on profile iii. typical sections for each street, street segment, or alley iv. Pavement widths meeting design standards v. Pavement crown at 1/4 ":1' slope vi. Pavement surface, base, and sub -base thicknesses and materials vii. Shoulder at 1 ":1' slope or flatter and 4' or greater width for rural sections viii. Maximum slopes of 2:1 or flatter [policy] ix. Proposed slopes steeper than 3:1 have low maintenance (not grass) ground cover specified on the plan [Policy] x. Show right -of- way /easement width, centered on street, meeting design standards xi. Show ditches dimensioned at 3:1 slope from shoulder, 1' depth min., and 4' min. width from shoulder to ditch centerline, for rural sections xii. Add Albemarle County general construction notes for streets to plan. Engineering Review Comments Page 2 of 2 B. Stormwater Management and Mitigation Plan (WPO200900019) 1. This site is under the required 1 -acre limit for storm water detention [17 -314]; however, water quality is still required [17 -303]. Please submit a SWM application and fee with the SWM plan. Please review the Design Manual Checklist for plan requirements. 2. A completed copy of the standard stormwater maintenance agreement and fee for recordation for any stormwater management facilities will be required. [ 17 -304E] C. Erosion Control Plan (WPO200900019) 1. E &SC narrative: i. Soil Description is required and is located in the County GIS. http://gisweb.albemarle.org/ ii. County Standard E &SC notes are required and is located in the Design Manual. iii. Please submit the Sediment Trap design summary for the sediment trap. 2. E &SC Plan: i. Please add (DC) dust control. ii. Please add (TS) temporary seeding. iii. Please add (PS) permanent seeding. iv. Show soil boundaries with labels. v. Show stockpile locations within limits of disturbance or state on the plan and in the narrative that no stockpiles are required and surplus supplies and materials will be stored off -site in an approved location. vi. Please show the locations of construction staging, parking, and other related areas within the limits of disturbance. vii. Trap construction details with bottom elevations and dimensions matching the sediment trap design summary work sheet. Due to the required additions /corrections, additional comments or requirements may be forth coming. Once these comments have been addressed, please submit 3 copies of the revised plans, calculations, and narratives to Current Development Engineering. Current Development Engineering is available from 2:30 -4 PM on Thursdays to discuss these review comments.
