Dear Mr. McCleskey:
Thank you for your recent application for a special use permit to allow three storage sheds for an
existing catering business. The members of the County's Site Review Committee have reviewed the
development proposal referenced above. Preliminary comments are included below.
Planning Division
The applicant is seeking retroactive approval to allow the construction of three sheds on the site. The
company, 20 South, Inc., is an off - premise catering company. The three sheds do not represent an
increase in intensity in the use of the site or scope of the existing business, and do serve to support the
existing low- impact commercial activities more efficiently, thereby ensuring the rural landowner's
economic viability; a goal highlighted in the Rural Areas chapter of the Comprehensive Plan (25).
Shed 1 is 10' x 16' and used to store ice coolers and storage containers. Shed 2 is 10' x 14' and used to
store portable ovens and decorative materials. Shed 3 is 10' x 14' and used to store tools. The sheds are
simple vernacular structures, set on cinderblocks, with white vertical siding, double doors, and a small
window on each elevation. The design and scale of the sheds are harmonious with the existing buildings
on the site. The sheds also have no associated plumbing, and therefore will not increase water
consumption on the site. Additionally, as the sheds are not visible from the public road or nearby private
residence, there is no impact on adjacent property. The sheds are in harmony with the existing use
permitted by the Home Occupation, Class B, and are allowed by Special Use Permit.
Division of Zoning and Current Development
Based on the more detailed description of the actual internal floor area involved (1,035 vs. 1,104), plus
the 440 sq. ft. in the three sheds, the total square footage of the Home Occupation area is 1,475 sq. ft.
and is within the 1,500 sq. ft. limit. Therefore, no waiver is need for the storage sheds.

Fire and Rescue Division
Storage sheds must comply with the Virginia Statewide Fire prevention code. Approval is subject to a
field inspection and verification.
Comments from each reviewer reflect information available at the time the development proposal was
reviewed, and should not be considered final. However, the Site Review Committee has attempted to
identify all issues which could effect approval of the proposed project.
I have note been able to identify any reason for revising your submittal. Your application is scheduled to
be reviewed by the Planning Commission on June 9, 2009.
