Dear Sir,
The Site Review Committee has reviewed the - development proposal referenced above. Preliminary
comments for the following divisions of the Department of Community Development and other agencies,
as applicable, are attached:
Albemarle County.Division of Zoning & Current Development (Planner)
Albemarle County Division of Zoning & Current Development (Engineer)
Albemarle County Division of Inspections (Building Official)
Virginia Department of Transportation (VDOT). [Pending]
Albemarle County-Service Authority (ACSA).
Albemarle County Geographic and Data Services (GDS)
Albemarle County Fire and Rescue
Comments reflect information available at the time the development proposal was reviewed, and should
not be considered final. However, the Site Review Committee has attempted to identify all issues that
could affect approval of the proposed project.
Please make the revisions that have been identified as necessary for preliminary approval by the Site
Review Committee. If you choose not to make the requested revisions, please submit in writing
.justification for not incorporating such revisions. Submit eight (8) full size copies and one (1) 11 " x 17 ".
copy to the Department of Community Development including responses to each of the attached
comments of the Site Review Committee by Monday, June 151'`5 2009. Failure to submit this information
by this date will result in suspension of the-review schedule. Review will resume when revisions are
submitted along with a reinstatement fee of $65. Please contact me at your earliest convenience if you
have questions or require additional information.

Subj ect: SUB 2009 — 000070 Arden Place —.Final Plat.
The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of
the final subdivision plat referred to above once the following comments have been addressed: [Each comment
is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [14- 302.B.5] Zoning classification. The zoning classification of the property, including all applicable
zoning overlay districts, proffers, special use permits and variances. Please add the zoning classification of
Lot 1 to the plat which is C1 Commercial.
.2. [14- 302.B.7] Reservoir watershed; agricultural- forestal district. A notation as to whether the land is
within an. Albemarle County and/or City of Charlottesville water supply watershed or an agricultural -
forestal district. Please change the note on the plat to read "the property is in the South Fork Rivanna
(below reservoir watershed) and is not in an agricultural forestal district".
3. [14- 302.B.8] Yards. The location of all yards required by this chapter and the zoning ordinance, which may
be shown graphically or described in a note on the plat. Please delineate on the plat the setbacks for the R15
Residential zoning district. [25 foot front,15 foot side, 20 foot rear].
4. [14- 303.N] Statement pertaining to private. streets.If the subdivision will contain one or more private
streets, the following statement: "The streets in this subdivision may not meet the standards for acceptance
into the secondary system of state highways and will not be maintained by the Virginia Department of
Transportation or the County of Albemarle.
5. [14- 303.Q] Add`the`following statement to the plat "this subdivision will be served by a public water
supply and a public sewer system.
6. [14- 316] Please provide'VDOT approval. The subdivider shall submit, prior to or with the final plat,
evidence satisfactory to the agent that the entrance of the principal means of access-for each lot onto any
existing or proposed public street complies with Virginia Department of Transportation standards. [A traffic
study (527) has been submitted and is being reviewed by both VDOT and the County].
7. [ 1 4-317]'Instrument evidencing maintenance of certain improvements: If the subdivision will contain
one (1) or more improvements that are not to be maintained by the county or any authority or other public
agency, the subdivider shall submit with the final plat an instrument assuring the perpetual maintenance of
the improvement. A road maintenance agreement needs to be drafted and submitted for the proposed-private
street(s).
8. [14- 404]Each lot, other than a corner lot within the development areas, shall have reasonable access to the
building site from only one street, shared driveway or alley established at the same time as the subdivision;
provided. Please show the proposed access easement through TMP 61 -124E and Lot :l for--travelwayto
TMP 61 -124 as:shown on-the preliminary site plan.
9. [14 -435] Surety in lieu of completion of on -site improvements. Road bond or road acceptance by the
County Engineer is required. Per the senior engineer, the road providing access from Putt Putt Lane to TMP
61 -124 must be built or bonded prior to approval of this plat. [14- 434/14 -435]
