RE: SP2009 -006 Kenridge — Special Use Permit
Dear Mr. Collins:
Thank you for your recent re- submittal received on May 18th for the above noted project for Tax
Map and Parcels 60K -61 and 60K -A2. Staff has reviewed your re- submittal and requests a few
minor corrections to the plan. Some additional comments have been made previously and can be
addressed during the site plan process. These details will follow below.
The following comments are provided to help you meet requirements for CO (Commercial Office) District,
amend special use permit SP2004 -052 to allow a change to the approved application plan and help you
address staff concerns.
A revised plan needs to be resubmitted reflecting /correcting the following with no other changes made to the
plan:
Planning:
• The following note is on the plan: "One way driveway access aisle for house" Should this note be on the
plan or should it be deleted?
Zoning:
• You have revised the plan to properly reflect zone A as approved with the current special use permit.
However, the Zone A line per the special use permit needs to be labeled.
The following comments relate to the site plan process.
Engineering:
• The roads and paths in the front of this development and connecting to White Gables are inadequate.
The curb lines, signs, pathways, etc., were constructed incorrectly and need to be rebuilt. It is
recommended that this occur before the site plan for the commercial building is approved.
Fire Rescue:
• This must comply with the Virginia Statewide Fire Prevention Code. Approval is subject to
field inspection and verification.
After you have reviewed these comments, if you wish to meet with staff on the comments, please let me
know and I will set up a meeting.
Please provide two copies of revised plans by June 25, 2009 to the Albemarle County Community
Development Department. Make sure to put my name on the cover page of your re- submittal. After you
have resubmitted, staff will review the plans. I will check in with you on June 29, 2009 regarding the
final status of this project. If everything is satisfactory, at that time, the legal advertisement will be run in
the newspaper and a staff report will be prepared to go to the Planning Commission. This project is
tentatively scheduled for a public hearing with the Planning Commission on July 21, 2009.
Please be advised that, once a public hearing has been advertised, only one deferral prior to the Planning
Commission's public hearing will be allowed during the life of the application. The only exception to
this rule will be extraordinary circumstances, such as a major change in the project proposal by the
applicant or more issues identified by staff that has not previously been brought to the applicant's
attention. As always, an applicant may request deferral at the Planning Commission meeting.
