SUB - 2009 -096- Belle Vista- Final Plat
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14 -303 (R)] Parent parcel access. Proved the following note on the plat: "All
subsequent divisions of the residue shall use the point of access or entrance from the
street shown hereon."
2. [14 -303 (S)] Control points. Provide at least four (4) control points, evenly distributed
across the property and located at survey property corners, and shown on each sheet
depicting the property. At the option of the subdivider, the control points may be shown
on a copy of the final plat, rather than on the original final plat.
3. [14 -317; Planning Commission Condition #4] Instrument evidencing maintenance of
certain improvements. Provide a private street maintenance agreement for the County
Attorney to review and approve. A template has been attached.
4. [Planning Commission Condition #5] Provide with a notation per the condition that states
the following: "Not more than one dwelling unit may be established on Lot 2A and not
more than one dwelling unit may be established on Lot 2B, as the term "dwelling unit" is
defined in the Albemarle County Zoning Ordinance."
Also, provide a deed of restriction or similar instrument to assure this condition has been
met for the County Attorney to review and approve.
