The Planner for the County of Albemarle Division of Current Development will grant or
recommend approval of the subdivision plat referred to above once the following comments
have been addressed: [Each comment is preceded by the applicable reference, which is to
the Subdivision /Zoning Ordinances (Chapter 14 of Albemarle County Code) unless otherwise
specified.]
1. [Sec. 14- 302(A)3, Sec. 14- 302(A)4] All existing easements, public and private, must
be labeled with appropriate recordation information.
2. [Sec. 14- 302(A)10] All division rights must be specifically assigned to proposed lots
under 21 acres. Note referring to division rights must reflect required language
verbatim.
3. [Sec. 14- 302(6)1] Each sheet must be numbered and reflect total number of sheets in
set.
4. [Sec. 14- 302(6)9] Floodplain location must be accurately reflected on the plat.
5. [Sec. 14- 302(6)10] There is a sentence following the required verbatim language
regarding stream buffers referring to an additional 100 feet to be dedicated — please
explain this note and where, exactly the additional 100' is located.
6. [Sec. 14- 303(Q)] Please include required note regarding public water and sewer
service — Under current county policy, public water and /or sewer service will not be
available to this property.
7. [Sec. 14- 303(S)] A copy of the subdivision plat with required control points must be
submitted.
8. [Sec. 14 -309, Sec. 14 -310] Soils work for all proposed lots under five (5) acres must
be submitted, to be forwarded to the Health Department for required Health Director
approval.
9. [Sec. 14 -316] VDOT approval for entrance onto public street is required.
