Marotta, Senior Planner Division: Current Development Date: August 19, 2009 Subject: SDP2009 -53 Ashlynn- Minor The Planner for the Zoning & Current Development Division of the Albemarle County Department Community Development will approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Sec. 32.5.6.b] Provide proposed use of existing and proposed building. 2. [Sec. 32.5.6.a] Provide owner information per this section. 3. [Sec. 32.5.6.a] Magisterial district 4. [Sec. 32.5.6.b] Maximum height of addition 5. [Sec. 32.5.6.b] Maximum impervious area 6. [Sec. 32.5.6.d] Proposed grading 7. [Sec. 32.5.6.e,p] Existing landscape features, as well as any proposed new plantings. Please note: previously approved site plan (1983) had a landscape scheme... any changes to that would have to be approved with this plan.) 8. [Sec. 32.5.6.i] Provide state route number for Bent Oaks Drive (or indicate private) and right -of -way width for State Route 743. 9. [Sec.32.5.6.j] Health Department approval is required. Please indicate on the plan what is existing septic to be moved and what is proposed. 10. [Sec.32.5.6.j] Please provide details /instrument for "20' utility easement" shown along western property line. (Not shown on previously approved site plan) 11. [Sec. 32.5.6.k] See Engineering comments, attached. Engineering approval is required. 12. [Sec. 32.5.6.m] Show proposed ingress /egress to property. (Previously approved site plan shows access from Rt 743... may have been adjusted when Bent Oaks Drive was constructed.) 13. [Sec. 32.5.6.n] Please indicate material used for extension of sidewalk and provide construction detail. (Previously approved site plan indicates a brick sidewalk.) 14. [Sec. 32.5.6.n.] Indicate surface material of existing parking lot, as well as proposed expansion. Provide construction detail. 15. [32.6.6.h] Show required setback lines on plan, and dimension all proposed improvements relative to property lines and setbacks. 16. Inspections Division is currently reviewing the plans, their comments are forthcoming under a separate cover, and compliance may be required for plan approval.
