The first building, currently under construction is nearly all spoken for. The developer has been seeking parties interested in space in the second and third buildings. One of those interested is a bank. Because this location will generate little walk-up business, a drive- thru facility is a necessary part of their business plan. The facility will be located in the middle of the property's long frontage on Rio Road and will be screened on both sides by parking and building mass. Continuous landscape plantings of trees and shrubs are proposed between the drive-thru travelway and Rio Road, and the facility resides several feet lower in elevation than the adjacent roadway. It is felt that the drive-thru is a natural adjunct to banking in an office park setting and that its presence would not be a detriment to, much less visible from, adjacent properties. The character of the area is a mix of office, retail, restaurant, and multi-family residential uses. The adjacent roadway is five lanes wide and carries considerable traffic,which is likely much more intrusive than the presence of a new drive-thru bank. Without the drive-thru opportunity a bank will likely not locate in Glenwood Station, thereby requiring all of those working and living in the community to travel elsewhere to do all of their banking.
