Item 3 Phasing Plan Sets Comments: Francis- Please find attached sets comprised of four sheets of the previously-approved Glenwood Station site plan. Inasmuch as we are still awaiting approval of the third of three Letters of Revision for this project, we would appreciate your attaching this non-technical document to that pending submission. We are referring to this custom set of drawings as a phasing document. The construction of the project is continuing at a brisk pace, but because of the magnitude of the development we have found it necessary to establish phases beyond the Phase 1 and Phase 2 already in place. This"sub- phasing," if you will, avoids having the project as a whole lapse into non-compliance with regard to the bonding term of 1 year. In essence, we have broken down Phase 1 into Phase 1A, 1B, and 1C. Phase 2 also now has an A and B section. A meeting was held last week with Jan Sprinkle and John Jones to map-out this strategy. Item 6 Site Plan Sketches COMMUNITY DEVELOPMENT Comments: Francis- The contractor needs to make some very minor adjustments to the site work in Glenwood Station. I went over these changes briefly with Bill Fritz to see if he thought that they would qualify for letters of revision, as opposed to a formal site plan amendment. He felt that they did. Back in November we received approval of an Overall Site Plan Amendment for the project, which incorporated any and all Letters of Revision that may have been outstanding. These three small changes would use up our allowance for such changes. I have prepared 2 exhibits for each of the three change requests. The first of each pair shows the"approved plan" conditions, and the second reflects the site changes. Briefly, the first request is to remove the back-up area of a small parking lot adjacent to C-2 (middle commercial building), and to compensate by striping out one of the current parking spaces to act as a back-up zone. We had 4 extra spaces in the commercial area. This was necessitated by the addition of a small bump-out on the building itself. The second change occurs east of the third commercial building (C-3). It has to do with the retaining wall running parallel to Rio Road. Upon careful excavation the contractor has exposed the underground lines running in the adjacent 15' easement. They do not reside in the middle of the easement, but rather close to its limits near the proposed wall alignment. The contractor would like to be permitted to change the alignment of the wall from a very large arc to almost a straight line, with one break in it, near the corner of a parking space. This will give him the room he needs to avoid the utilities. Finally, at the rear of the site there is a large condo building with an access drive to a parking deck beneath. The contractor failed to install two storm drain pipes prior to construction of an adjacent wall. We have come up with an alternative storm routing which we feel will ameliorate the need for de-construction of the wall. Please give these requests a review and let me know of your concerns.
