RE: Glenwood Station; Minor Site Plan Amendment
Francis:
Please find attached a request for review of a very minor site plan amendment associated
with Glenwood Station. In a recent meeting on the overall status of this project, staff
brainstormed with us what a proper classification would be for a rezoning for the property.
As a group we settled on Neighborhood Model, and our firm has since submitted a formal
request of that nature.
In the same staff meeting I brought up the subject of our wanting to submit a minor site plan
amendment that would pertain only to the 8-unit condo building adjacent to the Fashion
Square Mall property. The owners now have final design of that structure, which is different
than the simple rectangle that we reflected on the approved site plan. The dimensions of this
building imposed upon a small parking lot that was located to the side of this building. We
have found that a reconfiguration of the parking into a curvilinear arrangement would
eliminate the conflict, create more green space, and still result in an adequate number of
parking spaces for the condos in this area of the site.
Several members of staff chimed in that they felt comfortable with our pursuing this request
while an overall rezoning is being considered between now and February 2005. The plan
changes we are showing on the attached plans are the same that have been submitted as
part of the development plan for the Neighborhood Model rezoning request. To assist you in
comparing the currently approved plan to what this amendment is requesting, we are
including as page 2 of this letter a site plan excerpt from the approved plan set.
Your willingness to review, comment on, and hopefully approve this amendment means a
great deal to the owners and the overall schedule of the project. Sales of the units that are
currently under construction are brisk and the owners feel that they will need to begin
construction of a third condominium building within the next several months if they are to
keep up with demand. Let us know if any concerns or problems arise with processing this
request. Again, thank you for your consideration of this matter.
