RE: Informal review of Feiner subdivision, TM# 76 -15B.
Dear Ms. Marotta:
On August 7, 2009, you sent me paperwork, via email, in regards to a proposed subdivision for TM# 76 -15B.
The proposed subdivision of this property, owned by Anh Nguyen & Karine C. Tuong/ Arthur Feiner & Marie
O. Pealer, consists of a residue parcel "B" (0.574 acres) and Parcel `B 1" (0.467 acres). This submittal was
prepared for the owners by Christopher L. Brooks (A.O.S.E. #282) of Acres of Virginia, Inc.
After reviewing the subdivision proposal, my findings are as follows:
• The residue lot, parcel `B ", has a primary septic system capable of accommodating a 4 bedroom
dwelling as well as a 100 % reserve area. This lot is in compliance'and would be deemed approved.
• Parcel `B 1 ", has a primary septic system designed to accommodate a 4 bedroom dwelling. This
system was permitted in 1972. The regulations in place at the time did not require that a reserve area
for a future septic system be designated. To date, this lot does not have the required 100% reserve
area. With that, this lot is not in compliance and would be deemed denied.
• Per the surveyed plat, there is a waterline easement that dissects parcel "B 1" and parcel "B ". This
waterline easement runs directly through the existing drainfield serving parcel `B 1" and through the
existing pump chamber and force main serving parcel `B ". This issue would need to be addressed
before receiving approval from the Health Department.
• As a whole, the Health Department would deem this subdivision proposal denied.
