RE: SLTB200900107 Reds Place 2-Lot
Dear Mr. Garrett:
A cursory review of your application -for a 2 -lot subdivision of TMP 8 -34C revealed you
have submitted an incomplete application and the plat has a number of issues. Your
application is currently deemed incomplete; if we do not receive a completed application
by September 14, 2009, we will close the file and refund your money.:
Submittal issues:
1. This application must be reviewed by the Site Review Committee. 17 copies are
-required, and you submitted 5. When the issues below are "resolved, please resubmit
17 sets.
2. The -fee for review is $720; you submitted $95. Please submit an additional $625.
Review of the plat will not commence until-the fee is paid in full.
3. Tier II Groundwater Study is required. Please submit the $250 fee, plus $25 for
each additional lot, for a-total of $275. [Chapter 14, Section 203.E:7.a of Albemarle
County Code]
Plat issues:
-4. Sec. 14 -404 requires each lot -to be .accessed from an approved public or private
street .established at the -time of -the subdivision. However, in order for .Reds Place
-to be approved, Parrish Road must 'be either a public or approved private street.
Parrish Road is not recognized as an existing approved private street, and per Sec.
14-232 a waiver is required to establish it as a private street. This waiver must be
approved by the Planning Commission. If you wish to request a waiver please
submit your request pursuant to Sec. "14- 234.A. The approval of all property owners
with access from Parrish Road will be required.
5. Per Sec. 14- 412.A.3, Parrish road will have to be upgraded to meet VDOT
standards. Currently, Parrish Road is shown as a 12' right -of -way; it will likely
have to be upgraded to 50' right -of -way from Markwood Road to Reds Place.
6. Reds Place is shown as a 20' right -of -way, however per Sec. 14- 412.A.1. 30' is
required.

7. All existing structures will have to meet the 25' setback from the edge of the
easement of Reds Place. The trailer on Lot 1 does not appear to be able to meet the
setback.
This is not a complete review of the plat; however these are the issues that have been
identified at this time and that must be addressed before the county will further review the
proposed subdivision.
For your information, Reds Place needs only to be 1.50' long, as that is the requirement for
lot frontage.
