County of Albemarle Department of Community Development To: John Reno; PHRA CC: Trevor Henry; County of Albemarle From: Summer Frederick, Senior Planner Division: Current Development Date: September 14, 2009 Subiect: SDP2009 -67 Crozet Library - Preliminary The Planner for the Current Development Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Sec. 18- 32.5.6(a)] Please include the date of original drawing and any subsequent revisions. 2. [Sec. 18- 32.5.6(a)] All relevant adjacent owner information must be provided for parcels on opposite side of Crozet Avenue (SR 240). 3. [Sec. 18- 32.5.6(a)] Please graphically depict setback lines for buildings and parking. 4. [Sec. 18- 32.5.6(b)] Please provide square footage of building. 5. [Sec. 18- 32.5.6(b), Sec. 18- 20B.4(B)3] Bike racks to accommodate at least 6 bikes are required. 6. [Sec. 18- 32.5.6(c)] If any phasing is anticipated with development of this project, phasing lines must be included on plan. 7. [Sec. 18- 32.5.6(d)] Prior to preliminary site plan approval, a Letter of Intent from adjacent parcel owners must be secured and submitted for all off -site grading. 8. [Sec. 18- 32.5.6(i)] Information regarding right -of -way lines, widths, centerline radii, and pavement widths must be included for all proposed and existing streets. 9. [Sec. 18- 32.5.6(m)] For proposed ingress to and egress from site, distance to centerline of the nearest existing street intersection much be shown. 10. [Sec. 18- 20B.3(E)] Building must have primary entrance either on front or side of building. This requirement may be waived by the Director of Planning. If such a waiver is desired, the request must be made to the Director of Planning. 11. [Sec. 18- 20B7(A)] Sidewalks along the proposed Main Street must be ten (10) feet wide.
