The Planner for the Zoning and Current Development Division of the Albemarle County Department of
Community Development will recommend approval of the plat referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated bases upon further review.) [Each
comment is preceded by the applicable reference to the Albemarle County Code.]
1. [14- 302(A) 2] Vicinity map. A map at a scale of one (1) inch equal to two thousand
(2,000) feet showing the property and its relationship with adjoining land and streets, its
relationship with landmarks in the area and, if the subdivision is a phased subdivision, all
other phases of the subdivision for which a final plat has been approved, in detail adequate
to describe the location of the property without field review.
2. [14- 302(A)4 & S and 14- 303(L)] Public & Private Easements - Please show any and all
easements, public and private pertaining to this property, where applicable.
3. [14- 302(A)1 S] Identification of all owners and certain interest holders. The names and
addresses of each owner of record and holders of any easements affecting the property.
4. [14- 302(B) 101 Stream buffers. The location of stream buffers required by section 17 -317
of the water protection ordinance, with the following note: "The stream buffer(s) shown
hereon shall be managed in accordance with the Albemarle County Water Protection
Ordinance. "
5. [14 -303H] Monuments. The location and material of all permanent reference monuments.
Monuments found or installed prior to plat recordation may be referred to if they are
permanent and undisturbed. If any monument required by this chapter will be installed
after recordation of the final plat, the certification of the professional engineer or land
surveyor shall so note.
6. [14 -4161 Individual private wells and septic systems. A subdivision for which public
water and/or public sewerage service is not reasonably available as provided in section 14-
414, and for which a central water supply and/or a central sewerage system is not
authorized under section 14 -415, shall be served by individual private wells or septic
systems having conventional drainfields, or both, and shall meet all requirements of the
health department and be approved by the health director. Please add the note that the
water and septic systems will be private systems approved by the Health Department.
Final tentative approval will be subject to the completion of these comments. If you wish you may send
electronically (PDF) a copy of the revised plat for final approval.
If I may be of further assistance, please don't hesitate to call.
Sincerely,
J. Patrick Lawrence, Planner
