Thank you for your application for Request for Development in a Stream Buffer. Based on this
house being an existing structure and the proposal to reduce the impervious area within the Stream
Buffer, your request has been approved [17- 321(6)].
Authorized development in the stream buffer requires mitigation [17 -322]. Prior to the approval
of a building permit for the renovation, a Mitigation Plan must be submitted and approved. The
amount of mitigation required is based on the square footage or acreage of the disturbed area
within the existing stream buffer. Please determine your limits of disturbance for demolition and
renovation, calculate the area, and apply to the following:
Mitigation is required at 2 times the disturbed area and the following options are
available (from the Albemarle County Design Standards Manual):
a. For every 400 square foot unit or fraction thereof, plant one (1) canopy tree measuring 1
1 /2" — 2" caliper or a large evergreen 6 feet in height, one (1) understory tree measuring 3/4"
— 1 1/2" caliper or one evergreen 4 feet in height, and one (1) small shrub 15" — 18" in
height.
b. For every acre or fraction thereof, plant 1,210 hardwood and/or pine seedlings on
approximately 6'X6' centers without tree tubes and mats.
c. For every acre or fraction thereof, plant 600 hardwood and/or pine seedlings on
approximately 8'X8' centers with tree tubes and mats.
The required plantings may be placed within any un- forested area of this stream's buffer within
your property. Plant lists and specifications may be found in the Chesapeake Bay Local
Assistance Department Riparian Buffers Modification and Mitigation Guidance
Manual (see www.cblad .virginia.gov /ripbuffstat.cfm).
Please submit the required plantings calculation and a plan showing the location of the plantings
(this may be a to -scale print -out from the County GIS maps with location sketched in) to Current
Development Engineering. When submitting, use the WPO application number above, no new fee
is required.
Once the mitigation plan has been reviewed, a bond will be calculated for the cost of the plantings.
When submitting your building permit, please reference this WPO application. If the land
disturbance for demolition and renovation exceeds one acre, an Erosion & Sediment Control Plan
will be required [17 -200]. For a disturbance of less than one acre, an Agreement in Lieu of Plan
accompanied by a Critical Resources Plan is acceptable. Please see the Albemarle County Design
Standards Manual (www.albemarle.org) for further information on Critical Resource Plans.
