Re: SUB2009000121 Briarwood- Easement, Tract C
The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated bases upon further review.) Additional comments by be forthcoming by
other departments and outside agencies. Each comment is preceded by the applicable reference to the Albemarle
County Code.
[Sec. 14- 302B7] While the plan does identify which "watershed" the property is in, it does not
provide whether it is in a reservoir watershed or ag forest... Per this section, please add required notes
to the plan. (This site is not in an reservoir watershed or ag forest district.)
2. [Sec. 14 -302B 10] Provide stream buffer note as required by this section.
[Sec. 14 -303E] [Sec. 14 -303I] Dimension information for stormwater management easement appears
to be misplaced on the plat. Specifically, please check the labeling along the 12' stormwater easement.
L6 and L5, etc... appear to be labeling the northern limit of the easement, when it may be intended to
label the centerline of the easement. Likewise, line breaks are provided along the centerline but the
L30 and L29 labels seem to indicate they should be on the southern line. Also, there appear to be two
lines near L7, L6, and between L4 and L3. Please clarify this drawing so it is clear what Line
abbreviation goes with what line, that no unnecessary lines are left on the drawing, and to be sure all
breaks that need to be marked, are.
4. [Sec. 14 -303H] Provide monuments as required.
5. [Sec. 14- 303A5] Provide legend for ( *) on "12' Stormwater management access easement."
6. Engineering approval is also required. They have a copy of the plat and comments may be
forthcoming.
