Subject: SUB2009 -129 Next Generation, LLC - Final
The Planner for the County of Albemarle Division of Current Development will grant or
recommend approval of the subdivision plat referred to above once the following comments
have been addressed: [Each comment is preceded by the applicable reference, which is to
the Subdivision /Zoning Ordinances (Chapter 14 of Albemarle County Code) unless otherwise
specified.]
1. [Sec. 14- 302(A)2] The site is improperly identified in the vicinity map. Please correct.
2. [Sec. 14- 302(A)3] All appropriate recordation information for existing streets must be
included.
3. [Sec. 14- 302(A)4, Sec. 14- 302(A)5] All appropriate recordation information for public
and private easements must be included.
4. [Sec. 14- 302(A)11] Information related to the instrument creating property proposed
for subdivision must be included.
5. [Sec. 14- 302(B)1] Please include sheet number on plat.
6. [Sec. 14- 302(B)61 Please provide appropriate tax map and parcel number information.
7. [Sec. 14- 302(B)9] Information regarding required yards and setbacks must be
included.
8. [Sec. 14- 303(E)] An access easement is required over travelway to Lot 1 from
Boulders Road.
9. [Sec. 14- 303(H)] Please provide all required information related to parcel boundary
monuments.
10. [Sec. 14- 303(S)] Four control points, evenly distributed at proposed lot corners must
be included on plat.
11. [Sec. 14 -311 ] Parking spaces must be shown on plat in order to ensure prescribed
parking space requirements are met.
12. [Sec. 14 -316] VDOT approval of entrance onto public road is required.
13. [Sec. 14 -317] A maintenance agreement for required travelway easement must be
submitted for review and approval by the County Attorney's office.
