The engineering analysis of the request follows: Description of critical slope area and proposed disturbance: This is a drainage ravine and what is left of a low area between two roads. The applicant is proposing to pipe the drainage and fill in the area to make a flat field with a 2.5 or 3:1 slope at the edge. Areas Acres Total site 6.595 acres approximately Critical slopes 1.3 19.7% of site Critical slopes disturbed 0.32 24.8% of critical slopes Exemptions to critical slopes waivers for driveways, roads and utilities without reasonable alternative locations: Driveways, roads are not proposed within the critical slopes. Utilities do not have an alternate location outside of the critical slopes and are exempt. Compliance with Zoning Ordinance 18 -4.2: "movement of soil and rock" Proper slope construction, control of drainage, and vegetative stabilization will prevent any movement of soil. "excessive stormwater runoff' Stormwater runoff will be reduced in this area, as the slopes will be eliminated and stormwater controlled and directed into a stormwater maintenance facility. "siltation" Inspection and bonding by the County will ensure siltation control during construction. Proper stabilization and maintenance will ensure long term stability. "loss of aesthetic resource" This area is visible from the rear of several houses in the neighborhood. A tree preservation area is proposed below the retaining walls in the rear of the site and the vegetation should buffer the view of the buildings as well as the retaining walls. "septic effluent" This neighborhood is serviced by public sewer. Based on the review above, there are no engineering concerns which prohibit the disturbance of the critical slopes as shown. file: CDEl csw MRG Treesdale Park.doc
