The planting plan has changed significantly since the last submittal. Plant quantities and sizes have been significantly reduced and no longer meet EC Guidelines. The following guidelines must be met. a. Entrance Corridor trees must be a minimum of 31/2" caliper at planting. This applies to the two QP Willow Oaks at the entrance to the site. b. Trees are required, at a minimum size of 21/2" caliper at planting, along interior roads and along perimeters of parking areas at 40' on center. c. Interior parking lot trees must be a minimum of 21/2" caliper at planting. The AR, FP, QP, CR and AC proposed at the interior of the parking lot do not meet this requirement. The CR may be difficult to find at 21/2" caliper; an alternate tree may be preferred. d. Shrubs proposed at parking areas must be a minimum of 24" at planting. This applies to the JN at the front parking area. 2. There are discrepancies between the plants shown on the plan and the plants listed in the schedule. a. An AC appears on the plan but not in the schedule. b. The tree at the south end of the 9 -space parking area does not appear to be labeled, or the label isn't legible. Make it legible and be sure it is included in the schedule. c. Seven AR appear on the plan; six are in the schedule. d. There are 52 JN on the plan; 42 are in the schedule. 3. Be sure that all proposed trees are proposed outside of utility easements. Show the easements on the landscape plan. In particular, it appears that some trees are proposed within the Dominion Power easement at the front of the property. Do not eliminate proposed trees; shift them to avoid the easements. 4. One of the issues with the previous plan was the lack of tree protection shown on the drawings. The current proposal still does not provide for all the required tree protection. Tree protection should be shown on the conservation, grading, and erosion control plans. Tree protection should be provided along all areas where grading and/or construction approach trees to be retained. In most cases, this corresponds with the limits of work. Provide all tree protection at initial grading. 5. The north elevation of the building has been revised. Provide an updated set of architectural elevation drawings showing the new conditions. 6. The following notes should appear on the plan: a. All site plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned minimally and only to support the overall health of the plant. b. Mechanical equipment shall not be visible from the Entrance Corridor.
