Taylor Family Division of part of TMP# 34 - 40 The Planner for the Zoning and Current Development Division of the Albemarle County Department of Community Development will recommend approval of the plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14 -303N] Statement pertaining to private streets. If the subdivision will contain one or more private streets, the following statement: "The streets in this subdivision may not meet the standards for acceptance into the secondary system of state highways and will not be maintained by the Virginia Department of Transportation or the County of Albemarle. " 2. [14 -211 and 212(A)] - Verification of Family Division. Copy of affidavit, deed, letter from attorney stating: grantee, grantor and their relationship; and certifying that this is a Family Division in accordance with Section 14 -208 and related provisions of the Albemarle County Code. 3. [14- 212(C) & 14 -316] The entrance of the principal means of access for each lot onto any public street shall comply with Virginia Department of Transportation standards and be approved by the Virginia Department of Transportation. 1 4. [14 -3091 Soil evaluations. The subdivider shall submit to the agent with each final plat the results of percolation tests or other methods of soil evaluation used to determine the suitability of the soil for septic systems with conventional drain fields, if septic systems are proposed to be used in the development of the subdivision, and the results are requested by the agent. These results shall be forwarded by the agent to the health director. S. [14 -3101 Health director approval of individual private wells and/or septic systems. If required as a condition of final plat approval, a final plat shall not be approved if individual private wells are proposed for the subdivision until written approval has been received from the health director by the agent. A final plat shall not be approved if septic systems are proposed for the subdivision until written approval has been received from the health director by the agent. 6 [14 -4121 Standards for private streets only. In addition to the minimum design requirements set forth in section 14 -410, the following minimum design requirements shall apply to private streets authorized by this chapter: Each private street serving residential uses authorized under sections 14 -232 or 14 -233 shall satisfy the following: Streets serving two lots. Each private street serving two (2) lots shall satisfy the following: (i) easement or right -of -way widths shall be thirty (30) feet minimum; (ii) the required materials and minimum depth of base shall satisfy the minimum requirements described in the design standards manual; and (iii) the surveyor shall include the following wording on the final plat: "The existing and/or proposed right -of -way is of adequate width and horizontal and vertical alignment to accommodate a travelwaypassable by ordinary passenger vehicles in all but temporary extreme weather conditions, together with area adequate for maintenance of the travelway, as required by section 14 -412 of the Albemarle County Code.
