The easement plat for TMP 32G -B, received on 15 October 2009, has been reviewed. The plat can be
approved after the following changes have been made.
1. Please provide a private sidewalk easement along the southern boundary of parcel 32G -1
since part of the road cross - section is shown as being constructed on 32G -13.
(Rev. 1) The easements have been shown to the correct dimensions. However, these
easements must not be dedicated to public use.
2. The majority of the drainage easements shown on this plat should be called out as private
easements. These easements should not be dedicated to the public. However, the pipe
between structures 2 and I should be held in an easement that is dedicated to the public. A
Deed of Dedication will be required for all public drainage easements. Please refer to the
County's website for the most recent forms and procedural guidelines that need to be followed
when submitting a Deed of Dedication and Easement. The wording shown for the drainage
easements on the Deed of Dedication and Easement needs to be exactly the same as the wording
on the plat.
(Rev. 1) Comment has not been addressed. The following corrections are required:
-The drainage easement from the private road, described as S01 °56'32 "E 184.45, must not be
dedicated to public use.
-The Camelot Dr. and Elmwood Court storm drainage easements must be shown as two
separate drainage easements. The Camelot Drive drainage system will be dedicated to public
use and will require a deed of easement and the Elmwood Court system (4- 3- 2 -IA -1) will be
considered a private system that does not require a deed of easement. All notations indicating
that the Elmwood Court drainage system is to be dedicated to public use must be removed.
3. A 20ft public drainage easement must be provided on the new proposed pipe and swale that
carries runoff from Camelot Drive (in the area of CAM/1 and CAM/OUT). The easement
must be provided from the Camelot Drive ROW to the Route 29 ROW, centered over the new
and existing swales. This easement will need a Deed of Dedication. Please refer to the
County's website for the most recent forms and procedural guidelines that need to be followed
when submitting a Deed of Dedication and Easement. The wording shown for the drainage
easements on the Deed of Dedication and Easement needs to be exactly the same as the wording
on the plat.

(Rev. 1) The public easement should be shown separated from the private easement. The
deed of easement has been submitted and is currently under review.
4. All temporary construction easements necessary for implementation of the ESC plan (WPO-
2006- 00066) should be shown on this plat. A note on the plat indicating consent and
referencing WPO- 2006 -00066 and SDP - 2006 -00041 will suffice.
(Rev. 1) Comment has been addressed.
5. An additional 4ft of ROW dedication is needed on the south side of Briarwood Drive to
include the sidewalk in the public ROW. Please update the road plans to reflect the 54ft
ROW. The plans currently call for a 61ft ROW for Briarwood Drive in this area despite
graphically showing a 50ft ROW with the boundary running down the center of the sidewalk.
