The plat can be approved after the following changes have been made. A drainage easement from the outlet of the Stormwater Management Facility to the river will be required. If the applicant is proposing a new channel to the river, the width of the permanent private drainage easement must be shown to the dimensions specified in the design manual, available online. If the applicant intends to propose a level spreading device, the width of the easement must be the width of the level spreader from the outlet to the river. (Rev. 1) Comment has not been addressed. This private easement has not been shown to the correct width. From the design manual. all drainage easements are a minimum ?0' wide. Required width: 10' +(pipe dia. or channel width) + 2' +2(depth -5')_ The pipe, channel or structure must be within the center third of the easement_ [Policy to allow for adequate easement width for excavation] 2. All temporary construction easements necessary for implementation of the ESC plan (WPO- 2006- 00066) should be shown on this plat. A note on the plat indicating consent and referencing WPO- 2006 -00066 and SDP - 2006 -00041 will suffice. (Rev. 1) Comment has been addressed. 3. From the public ROW of Camelot Drive to stormwater structure IA, please provide a public drainage easement dedicated to public use. A Deed of Dedication will be required for this public easement. Please refer to the County's website for the most recent forms and procedural guidelines that need to be followed when submitting a Deed of Dedication and Easement. The wording shown for the drainage easements on the Deed of Dedication and Easement needs to be exactly the same as the wording on the plat. (Rev. 1) Engineering review has received further clarification from the County Attorney's Office and the Director of Community Development regarding this issue. Because there is no runoff from a public road within this system, all drainage easements shown on this parcel are private and all notations that dedicate these easements to public use should be removed from the plat. No deeds of easement will be needed for this TMP since all pipes and channels carry water from private systems. 4. Please remove all notations that declare that the Stormwater Management Facility is to be Albemarle County Community Development Engineering Review Comments Sheet 2 of 2 dedicated to public use. (Rev. I) Comment has not been addressed. The access easement to the Stormwater facility should also not be dedicated to public use.
