The easement plat for TMP 32G -A, received on 15 October 2009, has been reviewed. The plat can be
approved after the following changes have been made.
1. Many easements on TMP 32G -2 -97 are needed before the site plan can be approved.
(Rev.]) A plat for this property has been submitted. Comments for this plat will be
provided in a separate document.
2. All temporary construction easements necessary for implementation of the ESC plan (WPO-
2006- 00066) should be shown on this plat. A note on the plat indicating consent and
referencing WPO- 2006 -00066 and SDP - 2006 -00041 will suffice.

3. The majority of the drainage easements shown on this plat should be called out as private
easements. These easements should not be dedicated to the public. However, the drainage
easement from the Briarwood Drive ROW to structure STM/25 must be dedicated to the
public and will require a Deed of Dedication. Please refer to the County's website for the most
recent forms and procedural guidelines that need to be followed when submitting a Deed of
Dedication and Easement. The wording shown for the drainage easements on the Deed of
Dedication and Easement needs to be exactly the same as the wording on the plat.
(Rev. 1) All proposed storm drainage easements are correctly shown as dedicated to public
use. The deed of easement has been submitted and is currently under review.
Also, please show the public drainage easements from structures 26- 25- 25A -25B to the
correct widths as outlined in the design manual. The correct widths for these three pipes
are 43ft, 55ft, and 55ft (narrowing as the pipe approaches 25B within the 5WM easement),
respectively, as computed using the formula from the design manual.
4. An additional 4ft of ROW dedication is needed on the south side of Briarwood Drive to
include the sidewalk in the public ROW. Please update the road plans to reflect the 54ft
ROW. The plans currently call for a 61ft ROW for Briarwood Drive in this area despite
graphically showing a 50ft ROW with the boundary running down the center of the sidewalk.

5. Please remove all notations that declare that the Stormwater Management Facility is to be
dedicated to public use.

(Rev. 1) Comment has not been addressed. The access easement should not be dedicated to
public use, as well. The deed of easement for the public drainage system should not
reference the stormwater management facility or facility access easements.
6. The document referenced for the existing Briarwood ROW (DB 714 Pg 23) appears to be just
for the creation of the Briarwood HOA. The plat does not explicitly dedicate ROW to the
public. Is there another recorded plat that more clearly dedicates the public ROW for this
section of Briarwood Drive? If no clearer plat can be found, please show the 50ft ROW with
a note stating "IF NOT PREVIOUSLY DEDICATED, HEREBY DEDICATED TO PUBLIC
USE."
