Kent BLA TMP# 20 — 54A & 54A1 The Planner for the Zoning and Current Development Division of the Albemarle County Department of Community Development recommend approve of the plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14- 302(A) 2] Vicinity map. A map at a scale of one (1) inch equal to two thousand (2,000) feet showing the property and its relationship with adjoining land and streets, its relationship with landmarks in the area and, if the subdivision is a phased subdivision, all other phases of the subdivision for which a final plat has been approved, in detail adequate to describe the location of the property without field review. 2. [14- 302(A)4 & 5 and 14- 303(L)] Public & Private Easements — Please show any and all easements, public and private pertaining to this property, where applicable. 3. [14 -310] Health director approval of individual private wells and/or septic systems. If required as a condition of final plat approval, a final plat shall not be approved if individual private wells are proposed for the subdivision until written approval has been received from the health director by the agent. A final plat shall not be approved if septic systems are proposed for the subdivision until written approval has been received from the health director by the agent as follows: A. The health director shall determine the suitability of the soil of each lot of the subdivision for which septic systems with a conventional drain field will be constructed, and shall submit his opinion to the agent. B. The health director may require as a condition of his 1 approval of the installation of septic systems and, whenever necessary for the satisfactory installation of the septic systems, that individual lots be graded and drained so as to assure the effective removal of surface water from each lot. There must br sufficient room for both primary and reserve septic systems. Final tentative approval will be subject to the completion of these comments. If you wish you may send electronically (PDF) a copy of the revised plat for final approval.
