Subject: Next Generation LLC (NGIC Lot 2) Final Plat (SUB- 2009 - 00129)
The final plat for Next Generation LLC (NGIC Lot 2), received on 16 October 2009, has been reviewed.
Engineering review for current development can recommend approval to this plat after the following
comments have been addressed.
The road ROW must be dedicated with this plat or prior to the approval of this plat. Engineering
review understands there has been a previous document submitted to create a parcel for the portion
of the property zoned Commercial as well as the road ROW dedication.
(Rev. 1) The majority of Boulders Road appears to have been dedicated to public use already.
However, additional ROW dedication is needed for the turn lane. The area to be dedicated is
Ift behind the sidewalk starting at 280 ft from the NE corner of Lot 2.
Also, it appears as though the portion of Boulders Road that was built in the mid 90's (4.492
acres) was dedicated in Deedbook 3802 PG 50 and not the newest portion of the road built
within the past two years. The plat that was recorded with water and sewer line, DB 3805 PG
154, appears to have dedicated the newest portion of Boulders Road.
2. The existing drainage easements on the two properties must be modified to match the site plan
amendment approved in February 2009 (SDP- 2008 - 000112). The drainage easements must be
shown at the correct width based on the formula specified in the design manual. Public drainage
easements will be required over just the first pipe from VDOT ROW to the next stormwater
structure on site. The remaining drainage easements will be private. The public portion of these
drainage easements will require deeds of dedication. [18- 32.7.4]
I will be meeting with the County Attorney's office Thursday afternoon regarding the drainage
easements that were dedicated with DB 3556 PG 291. Depending on the discussion in that
meeting, vacation of these public drainage easements may be required with this plat.
(Rev. 1) Comment has not been addressed. The drainage easements have not been corrected.
A new easement from Stormwater structure 68 to stormwater structure 74 is required. A deed
of easement will be required for this new public drainage easement.
I recommend that the existing drainage easements that are no longer necessary after the
approval of SDP - 2008 -00112 be vacated with this plat.
