HomeMy WebLinkAboutSDP200800154 Review Comments Preliminary Site Plan 2010-01-22Summer Frederick From: DeNunzio, Joel D., P.E. [ Joel .DeNunzio @VDOT.virginia.gov] Sent: Friday, January 22, 2010 2:50 PM To: Summer Frederick Cc: Amy Pflaum Subject: SDP - 2008 -154 Re- Store'n Station SDP - 2008 -154 Re- Store'n Station Summer, I have no additional comments on the above referenced site plan. Below is what I sent the engineer on VDOT requirements for easement on the storm sewer. There are some items on the road improvements that will need to be addressed but that can be done at final plan stage if it is OK with you. Thanks Joel From: DeNunzio, Joel D., P.E. Sent: Wednesday, December 02, 2009 8:26 AM To: 'Nat Perkins' Subject: RE: Three Notch'd Center Nat, VDOT normally requires an easement around the first structure that falls outside of the Right of Way unless we believe that there is need for additional easement. In this case, it does not appear that the single structure will catch much water but I haven't seen the calculations yet. The easement is only for access in case of a hazard on the road caused by a problem in the drainage system. We don't perform regular maintenance on those structures, that's the responsibility of the owner. The county may have different requirements which require an easement all the way to the outfall. Subject: RE: Three Notch'd Center Joel — I am not sure of the ARB submittal that went in — this was handled by the architect, but can offer that the changes to the site plan were interior to the site. The road frontage items have not changed. I have attached the ARB comments. In addition, I will say that one of the comments from Engineering was to place drainage easements (dedicated to public use) over the storm drain system that picks up Rte 250 stormwater — I show drop inlets picking up the water for the curb section. How far into the site do the easements need to go? Let me know if you need something else on the ARB items... Thanks Nat From: DeNunzio, Joel D., P.E. I assume they don't affect anything I am reviewing but I just wanted to be sure. Thanks Joel Joel DeNunzio, P.E.
