LOCATION /CONTEXT
The proposed sign is to be located on an existing building in the northeast corner of the intersection of
Route 29N and Woodbrook Drive. The sign is to be located at the south end of the west (EC) elevation, at
the second story level. The building has multiple tenants and currently has 4 wall signs on the EC
elevation. A freestanding, multi- tenant sign is located in the southwest corner of the site adjacent to the
Route 29/Woodbrook Drive right -of -way. This section of the Route 29N Entrance Corridor is densely
developed with a wide variety of multi- tenant retail and commercial office developments.
VISIBILITY
The sign location is approximately 90' east of the Route 29N EC. The top of the sign is approximately
20' above the ground. Due to its close proximity to the Corridor and height on the building, the proposed
sign is expected to be highly visible.

Issue: Sign Location/Established Comprehensive Sign Criteria
Comments: Entrance Corridor Guidelines state:
• Coordination among signs is required for those signs installed in multiple business centers in the
Entrance Corridor. Coordination can be achieved in sign type, size, placement, illumination,
color, and/or font.
• Unified sign placement is required, signs must be placed on the building to establish a unified
appearance.
Coordination of these elements of sign design is sought to help unify a building or complex, to
reduce visual clutter and distraction along the Entrance Corridors, and to help maintain the
architecture of the building as the focus of the development.
Established Comprehensive Sign Criteria (Attachment A) for this building include:
Sign Locations:
West Elevation:
• In the center bay of the building between Bassett Furniture and Calico Home (former Hauser
location), centered vertically left to right between the first and second story windows (former
location of the Ron Martin Appliance wall sign).
• Centered in the canopy of the Calico Home building.
South Elevation:
• At the west end, with the top of the sign aligned with the top of the second story windows.
The proposed channel letter sign is to be located at the south end of the west (EC) elevation at the second
story level. The proposed sign location does not meet the established sign criteria for this building and
would not contribute to a balance or unity of sign design for the overall building. The previously
approved locations on the west elevation establish unity by maintaining signs in a single line across the
fagade (see Attachment B). These locations also help establish rhythm across the fagade. Adding a sign at
the upper level of the west elevation breaks the visual order and distracts from the overall appearance of
the building. The proposed sign location does not have a strong relationship to the architecture of the
building. The approved sign location in the south elevation is able to add to the established rhythm and
balance of overall sign design because of the window placement/design and available wall area in that
elevation. Limiting the sign location to those outlined in the established criteria for this building would

lead to a more unified appearance, maintaining the architecture of the building as the focus, while also
maintaining the simplicity and reserve that EC Sign Guidelines indicate is appropriate.
Recommendations: Revise the proposal by showing the sign in an approved location as outlined in the
established Comprehensive Sign Guidelines for this building.
Issue: Sign Color/Established Comprehensive Sign Criteria
Comments: Entrance Corridor Guidelines state:
• Coordination among signs is required for those signs installed in multiple business centers in the
Entrance Corridor. Coordination can be achieved in sign type, size, placement, illumination,
color, and/or font.
• Compatibility among signs must be maintained through color or font and typeface selection.
• Coordination of these elements of sign design is sought to help unify a building or complex, to
reduce visual clutter and distraction along the Entrance Corridors, and to help maintain the
architecture of the building as the focus of the development.
Established Comprehensive Sign Criteria (Attachment A) for this building limit channel letter face colors
to Burgundy Acrylic 2240 with black trim caps and returns. Proposed sign colors include Red Acrylic
(PMS 200C) channel letter faces with black trim caps and returns. The proposed red PMS color does not
meet the established sign criteria for this building and would not contribute to a balance or unity of sign
design for the overall building. The sign color is overly intense, acting as a distraction to the more
reserved building and signage colors already existing. Limiting the sign colors to those outlined in the
established criteria for this building would lead to a more unified appearance, maintaining the architecture
of the building as the focus, while also maintaining the simplicity and reserve that EC Sign Guidelines
indicate is appropriate.
Recommendations: Revise the sign drawing by replacing the proposed Red Acrylic (PMS 200C) with
Burgundy Acrylic 2240.
Issue: Lighting Note/Error
Comments: The sign drawing includes the note (not brighter than 30 ma neon). The note should read The
level of illumination provided by the LED lights will not exceed the illumination produced by a single
stroke of 30 milliamp (ma) neon.
Recommendations: Revise the LED note to read The level of illumination provided by the LED lights will
not exceed the illumination produced by a single stroke of 30 milliamp (ma) neon.
SUMMARY OF RECOMMENDATIONS
Staff recommends the following as the primary points of discussion:
1. The proposed sign location.
2. The proposed Red Acrylic (PMS 200C) color.
RECOMMENDATIONS
Staff recommends approval of a Certificate of Appropriateness pending staff administrative approval of
the following conditions:
1. Revise the proposal by showing the sign in an approved location as outlined in the established
Comprehensive Sign Guidelines for this building.
2. Revise the sign drawing by replacing the proposed Red Acrylic (PMS 200C) with Burgundy Acrylic
2240.
3. Revise the LED note to read The level of illumination provided by the LED lights will not exceed the
illumination produced by a single stroke of 30 milliamp (ma) neon.
