Marotta, Senior Planner Re: SUB200900158 Bundoran BLA Lots I4 -R, I5 -R, H2, and G5 The Zoning and Current Development Division of the Albemarle County Department of Community Development will approve the proposed plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable reference to the Albemarle County Code. 1. [Sec. 14 -309] Soil evaluations, [Sec. 14 -310] Health director approval of individual wells and/or septic, [Sec. 14 -416] Individual private wells and septic systems. COMMENT: Final approval of the plat cannot be granted without Health Director verification that adequate drainfields will still exist within the proposed boundaries of each lot. Because these lots were created with Bundoran, I expect you already have approved soils work and possibly permits. Please submit 2 copies of the approved soils work and related septic /well approval permits for Lots I4 -R and G -5, showing the proposed new lot lines do not interfere with the location of the approved drainfield(s) and well locations. Submit them to my office and I will forward them and a copy of the site plan to the Health Department for verification. 2. [Sec. 14 -404] Lot location to allow access from lot onto street or shared driveway. COMMENT: A waiver of Sec. 14 -404 is required, as Lot I -4 -R will gain access directly from Hightop Drive, which is a public road not created with the original subdivision. Please submit a waiver request for Lot I5 -R pursuant to 14- 404.C. Please note that Section 14 -404 was recently amended; I have provided a copy of the amended section for your reference. 3. [ Sec. 14- 302(A)] Right of further division of proposed lots. Per this section, please provide verbatim notes pertaining to development rights.
