In response to your request concerning the above referenced parcels compliance
with applicable codes, regulations and ordinances, please be advised as follows:
■ The Property is the subject of a recent subdivision plat, part of the Old Trail
Village Center Development and created from a portion of the parent parcel,
TMP 055E0-01-00-OOOA1. There is no current information for the above
referenced parcel. Our records show the newly created parcel as
"unassigned" zoning.
■ As the newly created parcel is subject to all regulations, codes and
ordinances, including any applicable rezoning, special use permit, site plan
and subdivision cases as the parent parcel, the following parcel history is
being provided for TMP 55E -01-00-A1:
o This parcel is zoned Neighborhood Model District and is subject to the
Code of Development as approved by ZMA-2004-024. The entire
volume of the Code of Development can be viewed using the
Laserfiche Document System, accessible from the county's website.
o A subdivision plat, SUB -2009-103, prepared by Jennings Stephenson,
PC and dated July 9, 2009 was approved on September 9, 2009 which
created Blocks 4, 11, 13 and 14 (the subject Property).

o A preliminary site plan is currently under review. SDP -2009-76 was
submitted September 14, 2009 requesting approval for a mixed-use
development consisting of 171 dwelling units to include 42 single family
units, 65 townhouse units, and 64 apartment units, and 12,500 square
feet of non-residential retail and office space.
■ The Property is currently a vacant parcel. There are no current or pending
violations.
■ Provided there are no further changes to the zoning of the parcel or Code of
Development, the Property will be subject to ZMA-2004-24 which allows the
development as proposed in SDP -2009-76.
