HomeMy WebLinkAboutSUB200900120 Review Comments Easement Plat 2009-11-13Philip Custer From: Philip Custer Sent: Friday, November 13, 2009 12:31 PM To: BBroker@ enggroupe .com;'jMatusik @enggroupe.com'; ULCWWW @embargmail.com Cc: Elizabeth Marotta; Bill Fritz Subject: RE: Briarwood Offsite Plats Ben, Engineering has reviewed the easement plats sent via email yesterday. I have the following comments: SUB- 2009 -00120 (TMP 32G -B) - Comments 2 and 3 have not been appropriately addressed. The plat shows both the private and public drainage easements still combined. These easements should be separated as shown on site plan sheet 5 of 53 signed 10/9/09. The Camelot Drive Drainage easement should be dedicated to public use. The Elmwood Drive drainage easement will be privately maintained. - A deed of easement is needed for the public drainage easement. SUB - 2009 -00121 (TMP 32G -C) - All engineering comments have been addressed. - No deed of easement for drainage is required for this parcel since no storm pipes will be carrying water from a public road. SUB- 2009 -00122 (TMP 32G -A) - Regarding comment #3, there may have been miscommunication regarding the width of the public drainage easement headed to SWM Pond 2. To clarify: the easement for the pipe from 26 -25 must be 43ft; the easement for the pipe from 25 -25A must be 55ft; and, the easement for the pipe from 25A to 25B must be 55ft at structure 25A and may narrow as the pipe approaches structure 25B according to the equation in the design manual. - A deed of easement is needed for the public drainage easement. SUB- 2009 -00148 (TMP 32G -2 -97) - The 34ft drainage easement must be dedicated to public use. The pipe within this easement carries water from Briarwood Drive and, therefore, must be dedicated. - A deed of easement is needed for the public drainage easement. Please contact me should you have any questions.
