The Zoning and Current Development Division of the Albemarle County Department of Community
Development will approve the proposed plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable
reference to the Albemarle County Code.
1. [Sec. 14- 302A3] Existing or platted streets. COMMENT: Please provide name of SR 53 (Thomas
Jefferson Parkway).
2. [Sec. 14- 302A10] Right of further division of proposed lots. COMMENT: Provide required division
rights note verbatim. Be sure to address rights retained by the residual.
3. [Sec. 14- 302A15, All] Identification of all owners and interest holders. COMMENT: County GIS
cites a different owner. Please provide instrument creating property for proposed subdivision. Also per
this section, provide address of owner.
4. [Sec. 14- 302B7] Agricultural forestal district. COMMENT: Please revise note to read "The property
shown herein is not located in an Albemarle Agricultural- Forestal District."
5. [Sec. 14-302B10] Stream buffers note. COMMENT: Please provide the note verbatim, as required
by this section.
6. [Sec. 14 -303E] Dimension standards and information. COMMENT: Please label the width of the
proposed new private street easement, and provide a callout on the plat indicating it is a new private
street easement.
[Sec. 14 -303R] Private road in rural areas. COMMENT: Provide note verbatim as required by this
section.
[Sec. 14- 308.1] Groundwater assessment information. COMMENT: a Tier H groundwater
assessment fee is required. Please submit the $330 fee with your resubmittal.
9. [Sec. 14 -309, 310] Soil evaluations and Health Director approval of individual wells and /or septic
systems. COMMENT: Health Director approval is required prior to final plat approval. Please submit
three (3) sets of soils work to me for review, and be sure to include a to -scale drawing that shows the
location of the drainfields on the proposed plat. It is helpful to the HD if you provide a minimum of 2
contour labels on the proposed drainfields.
10. [Sec. 14 -303L, 14 -316] Approval of entrance on public streets. COMMENT: VDOT approval of is
required. Sight distance easement may be required.
11. [Sec. 14 -317] Instrument evidencing maintenance of certain improvements. COMMENT: Submit a
Private street maintenance agreement for review and approval. A template can be found at:

12. [Sec. 14 -303S] Control points. COMMENT: Please provide control points as required by this
section.
